Residential Title Examiner

We are seeking a detail-oriented Residential Title Examiner to join our escrow team. In this role, you will analyze public land records, search deeds, mortgages, and tax assessments, and determine the legal condition of residential real estate titles. You will work closely with escrow officers, lenders, and underwriters to identify title defects, resolve encumbrances, and ensure clear, insurable titles for smooth transaction closings.

Key Responsibilities

• Title Searching & Analysis: Examine public records, deeds, mortgages, liens, judgments, easements, and map plats to verify legal ownership and legal descriptions of residential properties.
• Report Preparation: Draft accurate title commitments, prelims, and search reports detailing owner history, tax status, and necessary exceptions or requirements for insurance.
• Risk Evaluation: Identify title defects, clouds, unreleased liens, or boundary disputes, determining steps needed to clear titles prior to closing.
• Escrow & Underwriting Collaboration: Coordinate directly with Escrow Officers, real estate agents, lenders, and underwriters to resolve title issues quickly.
• System Management: Utilize title software and electronic plant databases to index and retrieve land records efficiently.

Qualifications & Requirements

• Experience: 2+ years of experience in residential title examination or title searching.
• Technical Knowledge: Strong understanding of real estate conveyancing, deeds, title commitment structures, and local county public record systems.
• Software Skills: Proficiency with industry title software platforms and standard Microsoft Office apps.
• Key Traits: High attention to detail, strong analytical capabilities, and the ability to work efficiently under strict escrow deadlines.
• Licensure: State Title Examiner or Producer license is preferred (or required based on local state regulations).
