The Role The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. The incumbent must maintain a high degree of professionalism and positive engagement with residents and staff. Qualifications Passion for providing exceptional customer service 2+ years of sales and/or customer relations experience Low‑income housing and tax credit experience highly desired Bilingual in English & Spanish highly desired Thrives in a fast‑paced environment Flexible schedule, including evenings and weekends Solid computer knowledge (Windows, Word, Excel, internet, e‑mail) Working knowledge of Yardi Voyager Property Management software Key Accountabilities Customer Service & Sales Greet and qualify all prospects Record all telephone and in‑person visits on guest cards Inspect models and available units, communicating related service needs to the Community Manager Apply product knowledge to prospect needs; close the sale with accurate application and deposit processing in compliance with Fair Housing requirements Update availability report and process applications for approvals Ensure apartments are ready for residents on the agreed move‑in date Follow up on prospects that did not close and attempt to close the sale again; refer to sister communities if necessary Secure new resident signatures on appropriate paperwork prior to move‑in Orient new residents to the community Assist in monitoring renewals and distribute renewal notices Administrative Accept rental payments Type leases, complete paperwork, and input information into the Yardi system promptly and accurately Maintain current resident files Distribute all company and community notices Maintain accurate monthly commission records for leases and renewals Assist the management team with various tasks as required Consistently implement community policies Resident Retention Receive all telephone calls and in‑person visits; listen to resident requests, concerns, and comments Quickly complete maintenance service requests and inform the maintenance team Answer resident questions about community, repairs, rent, rules, and more; follow up if unable to respond immediately Ensure all maintenance repairs are handled satisfactorily, contacting residents with completed service requests daily Maintain open communication with the Community Manager and Maintenance Supervisor Contribute to the cleanliness and curb appeal of the community on a continuing basis Assist in planning and hosting resident events as directed by the Community Manager Physical Demands & Working Conditions The role requires frequent sitting and walking, repetitive computer use, reading, writing, and verbal communication. The employee may work on elevated sites and walk on uneven ground. Occasional squatting, bending, stretching, pushing, and pulling may occur. Compensation Range $25 - $25 USD #J-18808-Ljbffr
