Leasing Consultant Full Time Brighton, NY, US Salary Range: $18.00 To $20.50 Hourly Job Summary The Leasing Consultant independently performs responsibilities related to apartment rentals, move-ins, and lease renewals at the apartment property. The Senior Leasing Consultant interacts directly with prospective and current residents to achieve the property's maximum occupancy and to build positive relationships. This includes generating and handling traffic, qualifying prospects, leasing apartments, and preparing lease documentation. Responsibilities Selling/Marketing Generates interest in the property by selling its benefits and giving personal tours of the property Able to sell property and amenities while pre-qualifying and getting to know the future resident needs Creates a relationship and asks for the close, follows up in a timely manner Uses relationship from the tour to discuss the sale or evaluate other properties, using the information to improve oneself and the property Able to overcome objections by matching the community to prospective residents’ needs or referring to a sister property Independently conducts property walks – walking property, making readies, showing apartments, grounds, buildings, common areas, and office to make a great first impression Property and Competition Knowledge – knows company policies, procedures, lease, and amenities, plus competitors’ pricing, specials, policies, amenities, and availability Updating marketing, video tours and social media regularly and completing tasks independently Knows when to discuss pricing issues with management Has fresh marketing ideas Resident Service & People Relations Provides customer service and supports the company’s commitment to go above and beyond residents’ expectations in a professional, warm, helpful manner Resolves problems in a professional and friendly manner and defers upset residents when appropriate Communicates in a friendly and helpful manner, continuing communication through resolution of situations Facilitates positive interactions with current and future residents, contractors, vendors, coworkers, management, and sister properties Communicates professionally both verbally and in written communication Administration Prepares property reports, leases and lease renewals, resident files, and regularly required paperwork with little to no error, on time Keeps organized through maintaining files and ensuring priorities are completed Answers phones and makes contact via in person, phone, and letters to minimize delinquencies and collections Schedules move‑in appointments for resident orientation Fills out maintenance requests in detail, with proper descriptions of issue Has general maintenance knowledge and knows which questions to ask for better details, offering assistance and guidance to residents to resolve issue on their own Follows up with maintenance and residents upon completion Tracks appointments, move‑ins and move‑outs, services, and bills Other duties as assigned Required Skills and Experience 1-3 years’ customer service and sales experience required Previous experience in apartment leasing required Computer skills including proficiency in Microsoft Office (Word and Excel) Excellent interpersonal and communication skills Relationship building ability High attention to detail, organization and follow‑through Dependable, self‑motivated with the ability to positively resolve conflicting issues Results oriented and able to complete tasks independently Ability to be at work regularly and on time Ability to work weekends or extended hours as required Must have valid driver’s license & acceptable driving record Reliable transportation required Physical Requirements Position requires extensive computer and phone work Frequent standing, walking, and bending, in addition to periods of extensive sitting Position requires walking and climbing stairs #J-18808-Ljbffr
