Residential Maintenance Technician

Job Description Job Description Walk to State is currently seeking a Maintenance Tech to join our property management team! You will be responsible for completing repairs based on work orders received; communicating with tenants and co-workers via phone, text, and email; tracking time, costs, and materials used; accurately documenting actions taken with photos and written summaries; as well as other related tasks. Responsibilities: Perform routine and emergency repairs on equipment, fixtures, and building systems across multiple trades This includes carpentry, plumbing, electrical, and air-conditioning and heating systems Complete work and repair orders in a timely fashion Communicate effectively and clearly with tenants, vendors, and co-workers Provide excellent customer service and education as needed to promote quality living experience for all residents Perform troubleshooting and diagnostics as necessary to repair equipment and systems Estimate time and extent of repairs Maintain material and supply inventory Maintain fixed asset data including model and serial numbers Oversee work performed by outside contractors as necessary Document pertinent information (time, cost of materials, property or appliance specific information, etc) Available for after hours and on call work as needed and for emergencies Regularly inspect and update reports for buildings and their fixed assets Follow and ensure all safety rules and regulations are complied with Maintain a clean and safe working environment Perform other duties as assigned ​ Qualifications: High school diploma or GED certificate Proven experience in residential repairs and maintenance, other building maintenance or related experience. Understanding of residential construction and mechanical systems and ability to perform general repairs in some of the following: plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliances. Some training will be provided. Excellent customer service and interpersonal skills as well as strong verbal and written communication skills; multi-lingual a plus Comfortability using mobile devices (i.e. iPad and/or iPhone) and various mobile applications Must possess a current driver's license, automobile insurance, and any other licenses and/or certification as required by state law The following certifications are preferred but not required: EPA Certification, Type I and II HVAC Certification Familiarity with construction tools and equipment Physical ability to bend, crouch, and lift objects throughout the workday Must be able to climb ladders and stairs and to lift, carry, push, and/or pull up to 50 pounds. Must be able to tolerate weather conditions such as extreme heat and cold and work in tight or confined spaces and at heights. Deadline and detail-oriented Willingness to learn and be receptive to constructive input Able to schedule and manage time effectively Respond professionally to customer needs and maintain positive customer service at all times. Demonstrate a high level of cooperation Strong technical, mechanical and problem-solving skills required.
