HVAC Mechanic

Position Summary This position, assigned to the Housing Support HVAC Group, ensures the proper maintenance and operation for all Housing’s Residential Dorms, Apartments, Offices and Associated buildings. Responsibilities include but are not limited to operating and performing preventive, predictive, and reactive maintenance and repairs on commercial, industrial, and residential HVAC, electrical, and hydronic-based HVAC systems. Tasks include, but are not limited to, the installation, maintenance, and repair of Split/Package AC systems, furnaces, heat pumps, ice machines, FCUs, VAVs, AHUs, bearings, pumps, motors, direct‑digital, and pneumatic controls, as well as monitoring the Building Automation System via laptop. Systems supported include heat pumps, furnaces, split/package AC units, mini‑splits, VRF systems, ice machines, air compressors, air dryers, FCUs, VAV systems with reheat, boilers, dehumidification systems, direct‑digital controls, pneumatic controls, 24‑volt controls, air handling units, dedicated outdoor air systems, hydronic pumps, exhaust fans, and single‑ and three‑phase motors. Responsibilities Operate and perform preventive, predictive, and reactive maintenance and repairs on HVAC, electrical, and hydronic systems. Install, maintain, and repair Split/Package AC systems, furnaces, heat pumps, ice machines, FCUs, VAVs, AHUs, burners, pumps, motors, direct‑digital, and pneumatic controls. Monitor and adjust the Building Automation System via laptop. Support systems including heat pumps, furnaces, VRF systems, ice machines, air compressors, air dryers, FCUs, VAV systems with reheat, boilers, dehumidification systems, and dedicated outdoor air systems. Ensure safety and security of the 9,000 students residing in 37 residence halls and 700 apartments. Identify, estimate, plan, and complete minor renovations and maintenance inspections. Minimum Education And Experience Requirements High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional: experience in the trade(s) area related to the assignment may be substituted year‑for‑year. Preferred Qualifications Ability to troubleshoot and repair mechanical systems. Demonstrated ability to interpret electrical schematics and blueprints. Experience in HVAC trades. EPA 608 certification. Strong teamwork and communication skills with co‑workers and Housing staff. Required Licenses And Certifications A valid North Carolina Driver’s License or ability to obtain one prior to start date. Physical And Mental Requirements Ability to climb ladders; move objects weighing 50 lbs; wear a respirator and other required PPE such as safety shoes, eye protection, and arc flash safety gear. Schedule Requirements Evening work occasionally, night work occasionally, on‑call occasionally, overtime occasionally, valid NC Driver’s License, weekend work occasionally. Sign‑On Bonus The selected candidate may be eligible for a sign‑on bonus. Qualified applicants must not have worked in a probationary, permanent, or time‑limited appointment in the last 12 months as an employee in North Carolina state government, including but not limited to the judicial system, state executive branch agencies, and the university system in a position subject to the State Human Resources Act. If eligible, the bonus is $4,668 paid in two installments: $2,334 within 30 days of hire and $2,334 twelve months after hire date.
