Mechanical InspectorThis role offers an opportunity for an experienced Mechanical Inspector to perform building condition assessment inspections as part of a dedicated field team. You will conduct on-site surveys of mechanical and HVAC systems throughout Queens and Brooklyn, documenting all findings on an iPad using a streamlined, easy-to-use platform. The position includes three weeks of structured training and focuses on supporting BCAS inspections in institutional and residential facilities. Successful inspectors often return year over year and may choose to take summers off or use that time for freelance work.ResponsibilitiesPerform building condition assessment inspections with a focus on HVAC equipment and mechanical systems in accordance with BCAS requirements.Work as part of a team of four inspectors to complete field inspections efficiently and accurately.Conduct detailed site surveys across multiple locations in Queens and Brooklyn, ensuring all assigned facilities are inspected within scheduled timeframes.Document all inspection findings, conditions, and observations clearly and completely using an iPad-based data collection system.Follow established inspection procedures and protocols, including those related to building, mechanical, and architectural inspections.Schedule and perform inspections during non-peak hours to minimize disruption to building occupants and operations.Coordinate with team members to plan routes, share information, and ensure comprehensive coverage of all assigned sites.Apply knowledge of institutional and residential building systems when assessing mechanical and HVAC equipment conditions.Adhere strictly to the requirement that no evaluation or inspection for the presence of asbestos is performed as part of these duties.Participate fully in three weeks of training to become proficient with inspection standards, tools, and reporting processes.Maintain accurate, organized records of inspections and ensure all reports are submitted in a timely manner.Communicate clearly with supervisors and team members regarding site conditions, safety considerations, and any issues encountered during inspections.Essential Skills5+ years of experience performing inspections within NYCHA and BCAS environments or similar public housing and institutional settings.Strong background in mechanical inspection, with specific experience inspecting HVAC equipment and related systems.Proven experience conducting building condition assessment inspections, particularly in occupied or institutional facilities.Demonstrated ability to perform detailed site surveys and building inspections with a high level of accuracy.Familiarity with architectural and building inspection practices, including institutional and architectural inspections.Comfort using digital tools and mobile devices, including documenting information on an iPad or similar tablet.Ability to work effectively as part of a small field team and coordinate tasks in a collaborative environment.Willingness and ability to work 100% in the field, traveling to multiple sites throughout Queens and Brooklyn.Ability to follow strict protocols that exclude any evaluation or inspection for the presence of asbestos.Strong attention to detail and organizational skills to ensure thorough documentation of inspection findings.Additional Skills & QualificationsExperience with BCAS-specific inspection processes and reporting standards.Background in architecture, building inspection, or related disciplines supporting mechanical and architectural assessments.Prior exposure to institutional facilities, including public housing and similar environments.Experience conducting surveys and inspections during non-peak hours or in occupied buildings.Interest in recurring, seasonal work with the option to return year over year.Ability to manage time effectively across multiple sites and adapt to varying building conditions.Work EnvironmentThis is a 100% field-based role in which you work as part of a four-person inspection team. You will conduct inspections across Queens and Brooklyn, traveling to various residential and institutional buildings. The assignment typically runs from September through Memorial Day Weekend, with the opportunity to return in subsequent years. Inspections take place during non-peak hours to limit disruption to building occupants. You will use an iPad as your primary tool for recording data and completing reports, and you will receive three weeks of training to become familiar with the inspection process, technology, and standards. The work involves frequent movement between sites, time spent both indoors and outdoors, and regular interaction with your team to coordinate inspections and schedules.Job Type & LocationThis is a Contract position based out of NEW YORK, NY.Pay and BenefitsThe pay range for this position is $35.00 - $50.00/hr.
