Job SummaryHeitmanHong KongOur Hong Kong office is seeking a Vice President to join our Fund Operations & Analysis (FOA) team. Members of the FOA team share a strong drive to provide timely, accurate, and critical financial and fund data analysis for the firm. In this role, you will have cross-functional visibility and the opportunity to work alongside internal groups, such as Portfolio & Asset Management and Client Service & Marketing, and external service providers. The Vice President will lead a team in delivering accounting, fund management, valuation, and portfolio & asset management support within the Heitman organization. The ideal candidate will be a trusted leader and self-starter with strong problem solving, analytical, and communication skills while working in a highly collaborative environment. They will also demonstrate strong organizational skills and adeptness at multitasking, coupled with a proven track record of successfully leading and developing professional staff. Responsibilities Include:Lead and manage the regional Fund Operations & Analysis team in the execution of the group’s responsibilities. Serve as the primary point of contact for and oversee fund and investment third-party administrators (e.g., Alter Domus, TMF, etc.). Hold ultimate responsibility for all fund and client reporting. Show an in-depth understanding of properties and fund structures within assigned portfolios. Perform multiple projects, navigate unexpected challenges, and implement viable solutions to maximize fund efficiency. Monitor fund operating model efficiencies and ensure continuous implementation of improvements. Communicate analysis and operations data to the team, department, properties, investment committee, and valuation committee. Collaborate with transaction and portfolio managers in reviewing and setting up fund investment structures and entities. Analyze Argus, IRRs, and fund performance returns, discussing key insights with Asset and Portfolio Managers. Assess current and projected performance of investments across funds. Calculate and analyze fund incentive fees. Oversee the execution of fund tax strategies as contemplated by tax advisors. Prepare fund and separate account quarterly and annual reports and documents for review by senior management. Ensure fund and account compliance with IM agreements, JV agreements, and PM checklists. Maintain regular correspondence with third-party fund/client tax advisors and advise management on issues such as related-party loans, transfer pricing, depreciation, and general tax strategies. Serve as lead contact for Client Service & Marketing fund inquiries. Review third-party appraisals, valuations, tax returns, and statutory fund filings. Lead the coordination, preparation, and analysis of quarterly property and debt valuations alongside Portfolio & Asset Management, Research, and Acquisition teams. Demonstrate proficiency with financial and fund accounting systems. Qualifications:Minimum of 10 years of real estate fund analysis or fund operations experience. Bachelor's degree in accounting or finance or related discipline. Proficient in written and spoken English; fluency in an Asian language (Japanese, Cantonese, Mandarin, or Korean) is beneficial. Proficiency in Excel and Argus. Strong communication and organizational skills with a deadline-driven mindset. Ability to work efficiently in a fast-paced environment and coordinate across multiple global offices and time zones. Willingness to work flexible hours for global calls (e.g., Luxembourg and Chicago) and undertake occasional regional travel. Supervisory experience required. CPA, CFA, or equivalent professional designation is desirable
