Property Manager / Building Operations Manager

We are seeking an experienced, polished, and highly organized Property Manager / Building Operations Manager to oversee a portfolio of boutique office properties and luxury residential apartments in Manhattan. This is an ideal opportunity for a hands-on professional who combines strong tenant relations skills with practical knowledge of building operations and systems.

The successful candidate will be responsible for managing day-to-day property operations, maintaining exceptional tenant relationships, coordinating vendors and contractors, and ensuring that all building systems operate efficiently and professionally.

Responsibilities

• Oversee daily operations of boutique office buildings and luxury residential properties
• Serve as the primary point of contact for commercial and residential tenants
• Coordinate and supervise maintenance staff, outside vendors, and contractors
• Monitor and maintain building systems, including:
• HVAC / air conditioning systems
• Fire and life safety systems
• Plumbing and electrical systems
• Elevators and general mechanical infrastructure
• Ensure compliance with all applicable building codes, safety regulations, and inspection requirements
• Respond promptly and professionally to tenant requests and building issues
• Conduct regular property inspections and identify preventative maintenance needs
• Manage service contracts, maintenance schedules, and repair projects
• Assist with budgeting, invoice review, and operating expense oversight
• Maintain a high level of professionalism and discretion in tenant interactions

Qualifications

• Prior experience managing office and/or luxury residential properties in New York City
• Strong working knowledge of building systems and operations
• Experience coordinating HVAC, fire safety, mechanical, plumbing, and electrical vendors
• Excellent communication and interpersonal skills
• Highly organized with strong follow-through and attention to detail
• Ability to manage multiple properties and priorities simultaneously
• Proficiency with Microsoft Office and property management software preferred
• NYC licenses/certifications a plus

Compensation

Salary and benefits package range Between $75,000 - $90,000 commensurate with experience.
