Our impressive portfolio includes nearly 50 million square feet of medical outpatient buildings, lab and life science facilities and Senior Assisted Living centers throughout the country.Position ResponsibilitiesPrimarily support Senior Living communitiesTechnical expertise Provide technical support to the property management and building engineersConduct property condition assessments on a regular schedule for portfolio properties and during due diligence as neededReview preventative maintenance performance to drive improvements and identify capital needsProvide project management oversight and act as owner's representative to ensure capital is deployed as effectively as possible Provide regular project updatesManage project execution remotely and via in person visitsAttend key milestone meetingsDrive key decisions and course correctionsProject management and cost analysisEvaluate and identify opportunities to improve property value through reducing utility consumption or otherwise reducing operating expensesResponsible for the development and execution of portfolio capital strategyEnsure technical capability of portfolio increases through vendor partnerships and trainingManage insurance claims on behalf of the ownerCollaborate with facility operators to develop and execute remediation plansCoordinate with remediation contractors on key technical and operational decisionsLiaise with insurance adjusters and representatives to ensure accurate documentation and alignment throughout the claims processBudget and Forecasting Participate in preparation of annual capital budgets, tracking of monthly capital spend, and monthly capital forecasting by coordinating and communicating closely with asset management and operations teamsCommunication Communicate with property management team and operators on an ongoing basisOversee and provide guidance to operators and third-party providersProvide support for emergency communications and tracking material incidents and status of owned properties during natural disasters. Collaborate with asset management and operating partners on portfolio strategyCollaborate with peers across multiple portfolios to identify best practices and opportunities for improvement across property typesOther Responsibilities Lead portfolio sustainability plans and executionInvolvement in special initiatives requiring presentations to key stakeholdersReviewing contracts and providing input for legal reviewBuild relationships with key vendorsPosition RequirementsBachelor's Degree in Mechanical, Electrical, Civil Engineering, Construction Management or Architectural preferredAt least 4 years of work experience in mechanical engineering, building design, construction management, project management, architecture field or closely related facility management environmentExperience in capital planning and cost estimatingSuperior verbal and written communication skills, strong interpersonal skillsStaff management experience a plusStrong research skills and ability to source a solution/option quickly when presented with a challengeAdept at managing multiple priorities and tasks concurrently with limited oversightAdvanced Excel skills and working knowledge of Microsoft Office Suite - Word, PowerPoint, and OutlookStrong analytical and problem-solving skills with the ability to work in a fast paced, high-volume environmentDemonstrate excellent organizational skills and attention to detailDemonstrate an understanding of finance and real estate conceptsAbility to solve problems and facilitate creative solutionsDrive process improvementAbility to safely climb and descend vertical ladders, navigate difficult terrain and tight spaces such as attics, building rooftops, or crawl spaces if deemed safe and necessary, and walk 5-10 miles per day without issueAbility to work efficiently remotely and communicate effectively while traveling; ability to work well independently and in team/group environmentsTravel as necessary up to 40%Base Salary (based upon, and subject to, candidate experience): $120,000 - $140,000 (plus generous cash and equity incentives)
