Job Description Summary The Community Marketing & Leasing Manager is responsible for directing all marketing, advertising, sales, and leasing activities for the community to achieve revenue, occupancy, and resident retention goals. Essential Responsibilities Drive the community’s revenue and occupancy goals through comprehensive marketing, advertising, and sales strategies. Analyze market and competitor conditions to develop short‑ and long‑term marketing plans. Create and manage print and internet advertising campaigns, leveraging available technology and the company’s property‑management software. Ensure the community’s physical appearance meets company standards and develop merchandising techniques to enhance unit salability. Actively participate in the leasing process: generate traffic, qualify prospects, prepare lease documentation, and complete move‑in procedures. Review and analyze financial, traffic, and closing reports to identify issues and implement solutions. Present marketing and leasing strategies and results to owners, clients, and business managers. Oversee the lease renewal program and manage resident move‑out processes. Respond promptly to resident and client/owner concerns and resolve issues in line with company policies. Recruit, train, and manage the leasing team, evaluating performance against company policies and standards. Required Licenses or Certifications All state and local licenses or certifications required for the position. Valid driver’s license to operate a golf cart on the property. Physical Demands Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and work in all weather conditions. Must lift up to 25 pounds independently and 50 pounds with assistance. Flexible schedule may include evenings, weekends, and holidays. Hourly Range and Compensation $24.50 – $26.50 per hour. Eligible for quarterly or annual bonus (corporate positions) or weekly, monthly, or quarterly bonus (onsite positions) based on performance.
