Summary
The Heating, Ventilation and Air Conditioning "HVAC" Technician is responsible for performing installs, repairs and maintenance to a variety of commercial and residential equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, commercial furnaces, boilers, chillers, burners, fan coil units, intake and exhaust fans, BMS controls, and air compressors throughout the campus. The Heating, Ventilation and Air Conditioning "HVAC" Technician is responsible for performing installs, repairs and maintenance to a variety of commercial and residential equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, commercial furnaces, boilers, chillers, burners, fan coil units, intake and exhaust fans, BMS controls, and air compressors throughout the campus. Responsibilities and Duties
- Independently perform preventive maintenance, adjustments and basic repairs on both pneumatically controlled and digitally controlled HVAC systems to help avoid premature failures
- Perform troubleshooting and repair of building HVAC distribution systems in a timely and thorough manner
- Perform HVAC system inspections and manufacturer-recommended preventive maintenance
- Effectively participate in major component replacement and evaluation of complex system problems and have a thorough understanding of such
- Attend training in order to stay current with new technology and equipment related to HVAC and BMS controls and develop operational knowledge of all energy management systems
- Order and maintain parts needed to repair and maintain HVAC equipment
- Inspecting filter compartments and replacing filters per manufacturer guidelines
- Attend all Safety Program training
- Utilize required Personal Protective Equipment
- Attend training in order to understand new technology & equipment related to the HVAC trade
- Communicate with all team members information regarding equipment failures and repairs performed
- Be available on an "on-call" basis
- Other duties as assigned
- Knowledge of HVAC and Mechanical System installation, troubleshooting, repair and maintenance
- Ability to independently to perform preventive maintenance according to published guidelines
- Working knowledge of HVAC and associated systems employing computer-based monitoring and control devices
- Knowledge of commercial and residential heating equipment; electric, gas and oil
- Knowledge of steam generation and chiller plant operation, distribution and maintenance of both
- Knowledge of BMS systems and BMS controlled equipment and VFD drives
- Knowledge of electrical and plumbing as related to HVAC equipment
- Ability to read, understand, follow and enforce safety procedures, operating and maintenance instructions, schematics, blueprints, and procedure manuals
- Ability to write routine reports and correspondence
- Basic mathematics knowledge
- Good interpersonal skills
- Strong attention to details
- High school diploma or GED equivalent required.
- At least 5 years experience as an HVAC Technician. HVAC Level Universal Required.
- Requires valid driving license and state-mandated background clearances.
- Computer literacy with knowledge of Trane or Johnson Controls software, Microsoft Office and email communication systems. Will be required to learn and use a web-based campus work order system
- Any equivalent combination of experience, training, and/or education approved by Human Resources
- Valid driver's license
- Environment: Work is performed in both indoor and outdoor environments; travel from site to site; exposure to noise, dust, grease, smoke, fume, and all types of weather and temperature conditions. Worker may be subject to hazards, including working in proximity to moving mechanical parts, electrical currents, high heat and chemicals.
- Physical: Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to work in awkward positions, to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb ladders and stairs and climb to unusual heights on ladders and lifts; to lift up to 50 lbs., carry, push, and/or pull moderate amounts of weight; sufficient manual dexterity and eye-hand coordination to operate a variety of building trades tools and equipment and vehicles; and to verbally communicate to exchange information.
- Vision: Close visual acuity to inspect small parts, operate machines and motor vehicles and make general observations.
- Hearing: Hear in the normal audio range with or without correction.
