Our development programs are also delivering thousands of new rental homes and apartments as part of our commitment to help solve the housing supply shortage.The Assistant Maintenance Manager - Technician is responsible for assisting in the managerial oversight of the Maintenance team for all occupied homes within designated portfolio. In addition to managing Maintenance Technicians in our Nashville market, this position will be required to occasionally travel to some of our other markets including Indianapolis, St. Louis, Philadelphia, Baltimore, and Washington DC.Essential duties and responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.Communicate clearly, compassionately, and with empathy when speaking with internal team members and residentsProvide exceptional customer service when interacting with residentsAct as a training and quality control resource, ensuring proper workflow for all maintenance resourcesSet the bar for acting with integrity and demonstrating support for Tricon's core valuesManage day-to-day activity of Maintenance Technicians to include, but not limited to: Attendance (including vacation and sick time coverage); Time sheet review and approval; Inventory replenishment for trucks; and vehicle care and maintenanceMaintain oversight (for quality, spend, and/or completion) of all work performed by in house techniciansReact with urgency and work collaboratively with legal, management, and resident to promptly address all Health and Safety issuesAnticipate, advise leadership, and recommend solutions for all potential issues, schedule conflicts, or delaysConduct weekly team meetings to communicate project updates, completion, or changesMentor, teach, and inspire team members by establishing expectations, actively communicating, and proactive one-on-one interaction.Demonstrate and maintain professional relationships with internal team members, direct reports, leadership, and residentsEnsure that all maintenance projects meet Tricon quality standardsAssist with the implementation of corporate processes, training, and enforcement of policyAdhere to and manage team to standards of service and work proceduresEffectively set and manage to deadlinesOversee the scope of work on assigned projectsOversee and manage (to budget and timeline) all assigned workEnsure maintenance department objectives and key metrics are metCommunicate with team members to support the development of short and long-range goalsProactively and courteously communicate with existing and future residentsResponsible for reviewing and communicating monthly budget and key metric performanceQualifications:Knowledge of project management softwareTake ownership of work product and ensure delivery within tight deadlinesExcellent communication skills both written and verbalProven experience working well under pressure and self-managingAbility to adapt and anticipate changeProficiency with MS Office with a focus on Excel (specifically for basic accounting and math)Prior Maintenance leadership experience requiredAbility to plan, schedule work activities, anticipate issues, and solve problemsAbility to work effectively with all levels of individuals while inspiring respect and credibilityProven track record of successfully using technology (computers, mobile devices, project management software, etc.)Knowledge of Yardi preferredMinimum Requirements:High school diploma, BA preferredCommitment to serving residents in accordance to Tricon's Standards of ServiceDemonstrated attention to detailBasic financial acumenExcellent Communicator, both verbal and writtenStrong organizational skills and the ability to handle multiple deadlinesStrong project management and coordination skillsPhysical Demands:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job, including:Frequently required to sit, talk, and hear.Regularly required to stand and move; use hands to grasp, squeeze, finger, handle, and feel; reach, push, and pull with hands and arms; twist; reach overhead; stoop, kneel, squat, bend, and crouch.Regularly required to climb and descend stairs and ladders.Regularly lift, carry, and move up to 50 pounds.Vision abilities required by this job include close vision, distance vision, and depth perception.If driving a company-provided vehicle: coordinate hands and feet, incorporating vision and hearing, to drive safely.At Tricon, we are committed to creating a workplace where every individual is valued for their unique contributions, experiences, voices, and backgrounds.
