Make Ready Role The Make Ready is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Make Ready also manages the make‑ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. This role may involve special projects as needed. Essential Duties & Responsibilities Community maintenance and daily onsite attendance. Ensure make‑ready units meet property standards before new residents move in (repair or replace fixtures, paint, install appliances, check plumbing and electrical systems). Respond to resident/management requests and work orders for community common areas, buildings, and units promptly. Perform repairs and replacements for common areas and make‑ready units. Assist with scheduling and performance of all maintenance/repair‑related turn events. Assist with daily exterior clean‑up of grounds, buildings, breezeways, and common areas. Perform swimming pool maintenance, cleaning, and maintain accurate chemical logs. Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazards. Maintain a preventative maintenance program to extend community life and minimize future repairs. Follow Asset key policy, maintain a well‑organized and properly stocked maintenance shop. Promote safe work practices and assist with hazard communications program. Participate in unit inspections as requested. Monitor inventory of equipment and supplies. Maintain accurate records: service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, work in progress. Assist general upkeep, maintenance, and cleaning of office, common areas, and model unit(s). Report violations of community rules to Maintenance Supervisor and/or Community Manager. Utilize property resources and supplies efficiently. Perform additional tasks requested by Maintenance Supervisor and Community Manager. Provide excellent customer service; monitor service request turnaround and responsiveness. Project a favorable image of the community; enforce policies as delegated. Education / Experience High School Diploma or Equivalent. Basic computer skills; ability to understand and perform all on‑site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular movement between work sites; climbing ladders, stairs, ramps, step stools; operating machinery and power tools. Capacity to lift and move objects of 100+ lbs., reach overhead, and work in tight spaces. Ability to stand or sit for prolonged periods. Exposure to outdoor weather, hazardous chemicals, and overtime, weekends, night hours (on‑call emergencies). License / Equipment Must have reliable transportation due to emergency on‑call requirement. Compensation & Benefits Salary Range: $19 per hour to $24 per hour.
