Acquisitions Full Time $60,000-$100,000, depending on experience 4698 W Caragana Lane Suite 120, Meridian, ID, 83646, United States Position Overview Baron Properties seeks a highly motivated and detail-oriented Commercial Real Estate Analyst or Associate to join our growing team in Meridian (Boise), Idaho. The individual will work across Baron’s investment and development platforms to drive residential and industrial activity in the Boise-MSA and across the Mountain West. This position reports directly to the President (who resides in Boise) and will collaborate closely with team members in Baron’s Denver, CO and Scottsdale, AZ offices. The individual will play a critical role in the identification, evaluation, and execution of investment and development opportunities focused on multifamily, residential for-rent, and industrial properties throughout southwest Idaho and the surrounding region. Further, the role will directly assist the President in a highly dynamic, fast-paced environment. The individual will support top-line revenue generation and business plan execution by addressing a wide range of needs in any given day. The role is office-based; however, it requires regular engagement in the field to tour the market, inspect prospective sites and comparable assets, and develop a wide range of industry contacts and relationships. Organization and a high sense of urgency will be essential to success in this role. The position will subsequently assist in the full transaction lifecycle, including initial site/product evaluation, comparable product analysis, investment and development underwriting, entitlement processes, capitalization structure, and closing. Primary Responsibilities Identify, source, and evaluate potential investment properties and development parcels suitable for multifamily, residential for-rent, and industrial uses. Develop and maintain a broad base of industry relationships, focused on the brokerage community, land and property owners, and peers in the industry. Conduct regular market tours and comprehensive assessments of prospective properties and development sites. Closely track and organize the development pipeline in greater-Boise, and regularly update sales and leasing comparables. Perform rigorous financial underwriting, including development cost budgeting, detailed cash flow modeling, returns analysis, and sensitivity testing. Support entitlement and pre-development team through due diligence via coordination with consultants, design/engineering partners, construction partners, municipal authorities, and other stakeholders. Assist in the development and execution of capitalization strategies and the management of closing processes for acquisitions and developments. Contribute to asset management activities across existing and newly acquired properties. Prepare clear, accurate, and professional investment memoranda, market analyses, and recommendations for presentation to senior leadership and outside capital partners. Maintain current and comprehensive knowledge of local market conditions, comparable transactions, supply-demand dynamics, and competitive activity within southwest Idaho and the broader region. Collaborate effectively and communicate regularly with internal colleagues and outside industry professionals. Required Qualifications Two or more years of commensurate experience in commercial real estate analysis, acquisitions, development, investment, or a closely related discipline. Demonstrated knowledge of the southwest Idaho market and surrounding region is strongly preferred. Strong quantitative analytical skills, including proficiency in financial modeling and advanced Microsoft Excel capabilities, balanced with well-developed qualitative and interpersonal competencies. Experience in Argus DCF a plus. Working knowledge of cutting-edge technology and artificial intelligence to maximize efficiency and workflow. Exceptional attention to detail and the ability to manage multiple complex priorities with a high degree of accuracy. Proven capacity as a fast learner with a proactive and ownership-driven approach. Ability to work both independently and in close collaboration with senior leadership. Willingness and capability to dedicate meaningful time each week to field-based market touring and site evaluation. Advanced Microsoft Office and Argus Enterprise experience Excellent written and verbal communication skills. Work Location and Environment This is an in-office position based in Meridian, Idaho, requiring regular market touring and property evaluations.
