Role Description This full-time Assistant Property Manager role is an on-site position based in Tampa, FL. The Assistant Property Manager oversees day-to-day property operations, including resident relations, lease administration, rent collection, and ensuring compliance with company policies and local regulations. Responsibilities include coordinating unit turns, managing maintenance and repairs, conducting regular property inspections, and maintaining safety and cleanliness standards. The Site Manager collaborates with ownership and corporate leadership to implement property improvement plans, monitor occupancy and financial performance, and support marketing and leasing efforts. This role requires consistent on-site presence to address resident needs promptly and to support a positive living environment. Responsibilities Work with the Executive Property Manager in overseeing a diverse portfolio of approximately 10-25 small apartment sites Train and oversee the leasing team and the leasing process Conduct tours, facilitate move-ins, and prepare lease renewals Process applications and oversee lease signing Perform interior and exterior property inspections Oversee day-to-day maintenance operations and order suppliesHandle marketing tasks, including installing/removing leasing signs, unit staging, and auditing listings and photos Provide ongoing customer service and troubleshoot tenant issues Prepare and deliver notices to tenants Manage delinquencies, audit charges and collections, and file evictions Maintain excellent administrative records and tenant files Perform any other tasks as directed by management Qualifications Minimum 3 years of experience in non-HOA Property Management AppFolio proficiency strongly preferred (experience with similar PM software acceptable) Ability to work independently on-site and manage time without direct supervision. Strong organizational skills to manage priorities across 10–20 property locations. Excellent communication and customer service skills for working with residents and vendors. Positive attitude with the ability to lead, train, and support a leasing team. High attention to detail in handling lease documentation, records, and financial charges. Excellent computer literacy skills, written communication and proficiency in Excel Fluency in Spanish is preferred. #J-18808-Ljbffr
