Floating Assistant Community Manager

Job Description Summary This role manages day‑to‑day operations of an assigned property, overseeing the team, daily activities, and resources to achieve budgeted financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws governing multi‑family housing operations. Job Responsibilities Assist in due diligence and takeover process by completing file audits, unit inspections, conducting interviews, and facilitating onboarding. Provide performance improvement resources to onsite team members through coaching, one‑on‑one training, remedial training, refresher training, and suggesting alternative educational options. Contribute to budget development for assigned communities by analyzing financial statements, marketing information, and operational reports to establish patterns and predict performance. Achieve targeted revenues by ensuring rent and fee collection, making deposits, and preparing monthly financial status reports. Approve vendor invoices, reconcile work performed or products purchased, verify certificates of insurance, code charges, and coordinate vendor communication. Control expenditures within approved budget and manage petty cash fund balance. Oversee lease enforcement: approve applications, discounts, renewals; conduct periodic inspections; follow notice requirements; handle evictions; collect late fees as allowed. Analyze market and economic trends, and implement short‑ and long‑range marketing and leasing strategies to meet occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and ensuring maintenance staff resolve service requests. Assist in establishing and implementing social media accounts, email templates, Craigslist and other online advertising, websites, SEO, and related tools. Monitor online rating and reputation sites and support onsite teams with response recommendations. Conduct regular property inspections to ensure safety, cleanliness, and overall appearance of property, grounds, buildings, and amenities. Supervise property team members, including interviewing, hiring, orientation, training, and performance management. Assist in managing the client/owner relationship through meetings, property tours, performance updates, and owner requests. Complete various accounting, financial, administrative, and other reports, and perform duties as assigned. (California only) Manage lease process using the California specific Lease File Checklist. Basic Knowledge & Qualifications Bachelor’s degree preferred in Business Management, Real Estate, or related field. 4‑6 years minimum relevant experience that demonstrates property management, sales, marketing, and customer service skills capable of managing day‑to‑day community operations, resolving customer complaints, completing financial records, driving sales revenue, and coordinating a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently, lead, and collaborate with a team. Specialized Skills All required state and local licenses and certifications. Valid driver’s license for golf cart operation and requirement that on‑site staff with access to the golf cart also hold a valid license. Proficiency in internet, word processing, spreadsheet, and database management programs for reports and employment documents. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Travel / Physical Demands Work in office while frequently exposed to outdoor elements; must access all exterior and interior parts of property and amenities. Push, pull, lift, carry or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance. Local travel may be required for bank deposits, training, outreach events, or other duties. Compensation & Benefits Pay is based on business requirements, prior experience, skills, and geographical location. Eligible for bonus programs (quarterly or weekly/monthly/quarterly) depending on position type.
