Allied Property Management is looking for anexperienced and highly customer service-oriented Multi-FamilyLeasing Consultant. The Multi-FamilyLeasing Consultant interacts directly with prospective and current residents to achieve the property's maximum occupancy. This includes generating and handling traffic, qualifying prospects, leasing apartments and preparing lease documentation. Company Paid - Employee Assistance Program Employee Discounts including housing discounts Company Paid and Supplemental Life Insurance Position Summary: Prepares and implements marketing plan for the property/properties each month Develops and implements resident retention, marketing, advertising programs, show, and lease apartments, completing all leasing applications, and apartment leases, by ensuring all paperwork is completed Prioritize, assign and monitor daily activities, service requests, make-ready priorities and construction projects Responsible for maintaining budgeted occupancy levels at approved rental rates Supervise management of inventory system in conjunction with maintenance supplies and personnel Responsible for achieving the highest possible Net Operating Income (NOI) through effective cost control and maximizing revenue Prepares and monitors operating budget, and reports on status of property/properties such as variance and occupancy reports Collects specified rents and fees, pursues delinquent balances, and processes evictions according to policy Maintain a budget control log and reviews financial statements, helps prepare monthly progress reports Follow the Fair Housing Act Ensures all invoices are processed and sent to corporate on a daily/weekly basis per company standards Conducts periodic meetings with team members Responsible for maintaining all data in OneSite and following policies for record keeping and files on-site Supervises maintenance of buildings and grounds. Walking property/properties with maintenance team member(s) to inspect for any known life-safety hazard at the site. Ensuring that such work is noted into a work order to be completed Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the residents Calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, rent per square foot and other basic math Participates in after hours and emergency response Assist and follow all Emergency Procedures Adhere to the overall performance of the Operating Budget Interact with residents on service calls and see that they are satisfied with the maintenance work Assist in the scheduling process of all other vendors and contractors as directed by supervisor Qualifications: Ability to perform basic to intermediate math Two or moreyears of leasing experience required Onesite system knowledge preferred Skills and Abilities: Customer service minded High degree of professionalism and “can do” attitude Professional attitude and appearance Strong written and verbal communication skills Ability to be resourceful and proactive when issues arise Patient, organized, and detail oriented Excellent communications and listening skills High level of organization and ability to prioritize tasks Able to follow company policies as well as federal, state and local laws Able to work harmoniously with colleagues, customers and vendors Able to reliably attend work by arriving on time and remaining actively engaged to complete work responsibilities during assigned work hours This job description does not imply that the above functions are the only tasks that may be performed.
