- # SENIOR MAINTENANCE TECHNICIANJob Description The senior maintenance technician works under the direction of the Facilities Manager to maintain Goodwill facilities and grounds. Upholds a positive work environment that follows Goodwill's Amazing Customer Experience (ACE) culture, values, and mission in every interaction with stakeholders. Essential Duties and Responsibilities 1. Manages the building maintenance function through yearly, monthly, and daily work assignments. Recommends needs for contract and/or outside vendor services. This duty is performed about 10% of the time. 2. Performs electrical installation, repair and maintenance work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs and replaces lighting systems; inspects electrical systems for unsafe conditions. Performs diagnostics and locks out unsafe equipment. Provide diagnostics on HVAC systems. This duty is performed about 15% of the time. 3. Identifies and performs repairs of plumbing leaks or breaks; open clogged lines and drains; replaces broken plumbing pipes, valves, and fixtures. ; maintains and monitors septic systems; installs and maintains drinking fountains; repairs/replaces hot water heaters. This duty is performed about 10% of the time. 4. Applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall coverings. This duty is performed about 10% of the time. 5. Maintains grounds in clean and orderly manner including mowing, trimming, weeding, aerating and fertilizing lawns; replaces plants as needed; sets sprinklers; replaces broken sprinkler heads; maintains ground maintenance equipment; trims branches that create hazardous situations. This duty is performed about 5% of the time. 6. Maintains equipment and tools owned or leased by Goodwill Industries of Arkansas. This duty is performed about 25% of the time. 7. Transports and stores equipment, supplies, and tools needed to complete assigned duties. This duty is performed about 10% of the time. 8. Install and terminate data cable. Install security cameras. This duty is performed about 10% of the time. 9. Ensures that all work orders and service requests are completed in a courteous and timely manner. This duty is performed about 5% of the time. 10. Perform any other related duties as required or assigned. 11. Management Experience 12 to 18 months related experience and/or training. Decision Making Required Certificates, Licenses, Registrations Preferred Certificates, Licenses, Registrations Mental Demands CLOSE MENTAL DEMAND. Operations requiring CLOSE AND CONTINUOUS ATTENTION for control of operations. OPERATIONS REQUIRING INTERMITTENT DIRECT THINKING to determine or select the most applicable way of HANDLING SITUATIONS regarding the organization's administration and operations; also, to determine or select material and equipment where highly variable sequences are involved. Analytical Ability / Problem Solving MODERATELY STRUCTURED. Fairly broad activities using moderately structured procedures with only generally guided supervision. Interpolation of learned things in somewhat varied situations. Responsibility for Work of Others Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include but not limited to interviewing, hiring and training employees; planning, assigning and directing work; appraising performance, rewarding and disciplining employees; addressing complaints and resolving problems. None Working Conditions Outside or inside working environment, wherein there are potential hazardous working conditions and life threatening situations exists (fire, chemicals, electrical sources, heights, dangerous people, etc.) part of the time. Physical Demand MODERATE DIVERSITY, MODERATELY PHYSICAL: Work activities which allow for a MODERATE AMOUNT OF DIVERSITY in the performance of tasks which requires SOMEWHAT DIVERSIFIED PHYSICAL DEMANDS of the employee. Additional Information Four years of experience in building maintenance or related area. Must be able to prioritize workload, followup on assignments and direct and perform quality maintenance services. Must demonstrate good safety habits and common sense, plus be able to take necessary action in emergency situations.
