Maintenance Technician IIAs a Maintenance Technician II, you are responsible for the inspection, repairs, and maintenance of a variety of hotel systems and equipment. Our Maintenance Technicians are thorough professionals with a practical mind and attention to detail. The ideal candidate will be able to work on a team or alone and observe all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition. All candidates will complete an online technical assessment at the property following an in-person interview.This position may require flexible scheduling availability.Job Requirements:Complex system maintenance: Troubleshooting HVAC cooling coils, compressor failures, water pressure issues, circuit breakers and commercial kitchen equipmentBuilding & safety compliance: monitoring life-safety systems and keeping regulatory logs up to codeProperty preservation: Identifying major structurer, mechanical or safety concerns before they escalate into high-cost emergency capital expensesRecognize, report, and correct potential safety hazards (broken doors or railings, fire hazards, etc.) and notify supervisors of any damages, deficits, and disturbancesComplete basic plumbing, electrical, HVAC, carpet and tile floor maintenance and repairsComplete painting, minor roof repairs, and other exterior projectsComplete pool and exercise room equipment repairs if necessaryOngoing involvement in preventative maintenance programsCheck stocking levels of all consumables and replace when appropriateWork with Chief Engineer and Management team to identify and accomplish all technical and skilled related projectsPrepares all necessary reports during each shift for the management teamWhen required, report to Hotel in bad weather conditions for maintenance of Hotel's exterior (snow shoveling, ice melting, etc.)Works with minimal supervision; trusted to prioritize urgent calls, handle night/weekend duty, or run shifts independentlyExpected to make on-the-spot technical decisions during off-hours emergenciesAssists in training and mentoring Tech I team membersJob Qualifications:Advanced diagnostic and repair skills in commercial HVAC/PTAC systems, commercial plumbing (water heaters, boiler loops, main lines), complex electrical (up to 277/480V troubleshooting), kitchen/laundry equipment, and pool/spa chemistryHighly motivated team player with strong initiative and desire for achievementMust be effective in handling problems in the workplace including anticipating, preventing, identifying, and solving problems as necessary3-5 years of hands-on hotel engineering or maintenance experience.Ability to work well in stressful situationsAbility to complete work orders on a timely basisReadily available and approachable for all guests while providing excellent guest serviceAbility and willingness to respond to emergency situations on short noticeResponsible for knowing Hotel emergency proceduresActive CPO Certification and EPA Universal or Type II Certification is highly desiredThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
