ASSISTANT SERVICE MANAGER

Assistant Service Manager Job Location: Park Sierra – Canyon Country, CA 91387 | Position Type: Full Time | Salary: $27.00 – $30.00 per hour | Shift: Day Reports To: Service Manager How you will contribute Customer Service Foster a feeling of belonging and a high‑quality living experience for residents. Maintenance Conduct daily repair and upkeep of the community, ensuring timely completion and quality results. Prepare vacant units for occupancy. Maintain thorough knowledge of GHP policies, community policies, OSHA standards and company safety policies. Perform basic plumbing tasks such as fixing leaky faucets, plunging toilets, repairing running toilets, pulling and replacing toilets, caulking, and painting, sanding and drywall repairs. Complete appliance repairs and services, e.g., replacement of burners, rings, knobs, refrigerator shelves, lights. Perform electrical tasks including installing switches, plugs, cord splicing, ballasts, bulbs, circuit breaker testing, and servicing exhaust fans. Repair and replace screens and doors as appropriate. Assist in major appliance installations and simple carpentry work such as changing closet rods, replacing mirrors, installing drawers and drawer tracks, installing or removing drape rods. Carry out moderate/advanced plumbing (running a plumbing snake) and electrical tasks (replacing fixtures, installing 3‑way switches, troubleshooting shorts). Serve as Senior Maintenance Technician, handling more complex tasks and assisting the Maintenance Manager with unit inspections to ensure punch lists are complete and units are market‑ready. Manage the care, maintenance and inventory of all supplies and equipment owned by the property or GHP Management Corporation, keeping the work area clean. Leadership Mentor, train and assist other maintenance team members in development and learning new techniques. Delegate and assign tasks to the Maintenance Technician in the absence of the Maintenance Manager. Supervise and evaluate Service Technicians, providing guidance where improvement is necessary. Qualifications & Certifications CPO, OSHA, EPA, Mold, HVAC certifications. Desire to deliver an exceptional resident and colleague experience in a fast‑paced, high‑energy environment. 3+ years in property management or hospitality as a technician or similar experience. Excellent communication skills in English. Strong organizational skills and ability to multi‑task. Strong attention to detail and practical mindset. Must pass GHP Assistant Service Manager Test. Physical Requirements Regular and physical attendance required. Frequently move, traverse, ascend/descend stairs in and around apartment homes and community. Frequently bend, stoop, reach, lift, and move 25lbs, and occasionally up to 50lbs with or without assistance. Remain in a stationary position for extended periods of time. Ability to quickly move arms and hands to grasp, manipulate or assemble objects. Work around chemical cleaning solutions.
