Service Supervisor - Novi at Queen Anne

Position Summary Maintenance Supervisor – Novi at Queen Anne. Immediate opening for an experienced supervisor responsible for overseeing technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. Responsibilities Managing outside vendors and following up on warranties via email and phone Developing standards for cleanliness and overall appearance of the property Basic carpentry knowledge required; hot‑water repair and maintenance highly desired Supervising up to five employees Assisting with developing the budget for regular repair, maintenance, and capital expense Delegating and completing resident work orders in a timely manner Key Responsibilities Assists and completes work orders generated from resident requests and routine upkeep by diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements. Oversees and completes the make‑ready process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply acquisition, task completion, and inspection. Develops standards for cleanliness and overall appearance of grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas. Periodically inspects work performed by service team members and vendors to assess effectiveness, verify quality standards, scope, and specifications, and develop corrective action plans as needed. Maintains adequate inventory of spare parts and maintenance materials; orders supplies and tools with Community Manager to stay within budgetary guidelines. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assists Community Manager in developing the budget for regular repair and maintenance and capital projects. Supports cost‑cutting and expense control programs by fixing parts when possible, avoiding waste, and practicing correct use of tools and equipment. Conducts scheduled safety meetings, ensures current MSDS sheets, and stays up‑to‑date on OSHA and other safety requirements for community compliance. Demonstrates customer‑service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints regarding maintenance services and assigned work orders with efficiency and urgency. Basic Knowledge & Qualifications High school diploma, GED, or related experience and training. Experience in property management maintenance, building maintenance, or related trade. Must provide own hand tools unless prohibited by state law and be skilled in safe use and maintenance of hand tools, power tools, measuring devices, and mechanical equipment. Ability to apply logical thinking principles to define and correct problems. Proficiency in customer service and interpersonal communication skills. Ability to read, write, and communicate effectively; represent company management if required. Proficiency in internet, word processing, spreadsheet, and database management programs; property‑management‑system experience preferred. Mathematical skills for reviewing and completing financial, administrative, and legal documents. Specialized Skills EPA certifications: Type I and II or Universal if required for sealed HVAC systems. All certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property, if applicable. Travel & Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Local routine travel may be required to attend meetings, training, or other necessary duties. Flexible schedule that includes evening, weekend, and holiday calls. Bilingual English/Spanish skills are a plus. Compensation & Benefits Hourly range: $34.00 – $42.00.
