Job Summary:The Estimator/Project Manager is responsible for preparing detailed construction estimates, coordinating preconstruction activities, and managing projects from award through completion. This role works closely with internal teams, clients and vendors to deliver projects on time, within budget, and in alignment with Kinsley Properties' standards.Essential Duties and Responsibilities:EstimatingPrepare detailed cost estimates, takeoffs and scopes of workAnalyze drawings, specifications, codes and site conditionsSolicit and evaluate subcontractor bidsSupport lease pricing and client proposalsMaintain cost data, vendor relationships and estimating toolsPreconstruction CoordinationLead bid processes, pre-job meetings and project set-upSecure permits and assemble project documentationDevelop contracts, subcontracts and purchase ordersCoordinate with internal departments (legal, leasing, accounting)Project ManagementManage schedules, budgets and project executionCoordinate field teams, subcontractors and inspectionsLead project meetings and track progressOversee change orders, closeout and final documentationEnsure safety compliance and quality standardsCommunicationServe as primary point of contact for clients and stakeholdersCollaborate across departments and with field staffMaintain strong vendor and subcontractor relationshipsUphold Kinsley Properties' mission, vision and valuesTake ownership of additional job duties and projects assigned by the Kinsley Properties management teamQualifications:Bachelor 's degree or equivalent experienceExperience in construction estimating and project managementStrong knowledge of construction methods, drawings and codesExcellent communication, organization and problem-solving skillsProficiency in Microsoft Office and construction softwareValid driver's licenseWork Environment:Based in York PA; standard hours Monday through Friday, 7:00AM to 4:00PMCombination of office and field workPhysical activity required, including lifting up to 50lbs. and navigating job sites
