Summary of the Position: As the Director of Property Operations and Corporate Services Procurement, you will report to the Sr Director of Indirect Procurement and play a meaningful role in driving Tishman Speyer’s bottom‑line savings through rigorous company‑wide sourcing activities in partnership with senior leadership and internal business partners across multiple geographies. Key Responsibilities: Develop Procurement capability within Property Operations and TSP Corporate functions, enabling Tishman Speyer to effectively manage and control its spend under management across the U.S and ultimately across all TSP markets globally Actively develop and manage the Procurement capability within TSP with the primary goals of improving supplier performance, achieving cost savings, managing supplier relationships, and strengthening compliance to a rigorous sourcing process Strategically develop and implement commodity/supply chain strategies covering TSP Corporate goods and services, to deliver maximum value, leverage, and standardization Adhere to policies (e.g., Code of Ethics), regulations and laws (federal, state, and local) to ensure that the behavior of organization is honest, ethical, and professional Promote a best‑in‑class Supplier Relationship Management program Promote the use of existing procurement standard operating procedures to ensure that standards are being consistently adhered to and, further develop areas for process improvement Establish and maintain measurable key performance indicators (KPI’s) for all levels of procurement activities, to include but not be limited to supplier performance, supplier quality, internal order placement performance and buyer activity levels. This should also include metrics related to self-performance in the service of supporting internal Tishman Speyer Property Management clients as well as measurement of annualized savings on existing property management service contracts Manage the request for proposal (RFP), bid issuance/bid submission, bid leveling, award and contracting processes within Property operations and TSP Corporate Ensure that they are strictly adhered to across the organization and that there is rationale support for each business award Negotiate and execute contracts and purchase orders to support business needs Establish, implement, and/or enforce periodic reporting requirements to related Tishman Speyer management team Skills & Qualifications: 7-10 years of procurement, vendor management, or facilities management experience in real estate, corporate services, or multi‑unit property management Proven track record managing multiple service categories (janitorial, security, maintenance, professional services, etc.) Strong contracting and procurement acumen; experience negotiating complex service agreements Experience developing and managing Supplier Relationship Management (SRM) programs Excellent stakeholder management and relationship building skills; ability to influence across organizational levels Demonstrated ability to drive cost savings and operational efficiency Strong analytical and problem‑solving skills; comfort with data analysis and vendor scorecard metrics Experience with vendor performance evaluation and management Knowledge of real estate operations, building services, and facility management best practices preferred Proficiency with procurement software/systems, Microsoft Office Suite, and AI tools Strong communication, presentation, and negotiation skills KEY COMPETENCIES: Procurement Expertise: Advanced knowledge of RFP processes, contract negotiation, vendor evaluation, and procurement best practices Relationship Management: Ability to build trust, influence, and negotiate effectively with vendors and internal stakeholders Strategic Thinking: Ability to evaluate vendors and services beyond cost; focus on long‑term value and strategic fit Analytical Skills: Comfort with data analysis, vendor scorecards, performance metrics, and ROI calculations Leadership: Ability to manage vendor relationships, lead cross‑functional teams, and make sound business decisions Communication: Clear, professional communication with vendors, internal teams, and senior leadership Attention to Detail: Thorough review of contracts, compliance requirements, and service delivery Problem‑Solving: Ability to manage vendor disputes, performance issues, and operational challenges Business Acumen: Understanding of budget management, cost control, and operational efficiency Benefits and Compensation: The base compensation range for this role is $150,000 to $180,000.
