Apartment Maintenance Technician

Job Summary:

As a Maintenance Technician 1, you will perform a variety of apartment and property maintenance duties as assigned by the Maintenance Supervisor or Community Manager. This role is responsible for completing maintenance and repair work efficiently and to a high standard while supporting property appearance, curb appeal, and excellent resident service.

This position supports two apartment communities located in close proximity to one another. The Maintenance Technician will work between both properties based on daily maintenance needs and priorities, including service requests, unit turns, preventive maintenance, and general property upkeep. Reliable transportation for travel between the two communities is required.

Essential Functions: (Include but are not limited to)

Accountability

• Take ownership of assigned maintenance tasks and ensure timely completion
• Maintain accurate records of work performed
• Flexibility to be on call after hours

Legendary Customer Service

• Respond to resident requests professionally and promptly
• Follow up to ensure satisfaction
• Foster a positive, active and collaborative relationship with residents, neighboring properties, and work associates.

Maintenance & Repairs

• Perform various maintenance duties including repairs: Ground maintenance, plumbing, electrical, HVAC, flooring, and appliance repairs
• Perform general carpentry work such as drywall repairs, countertops/cabinet repairs, finish carpentry, hanging doors/lock repairs, and window and glass.
• Conduct preventive maintenance inspections including siding, painting, light audits, fire/life systems, pool (if applicable).

Property Upkeep

• Assist with maintaining cleanliness and safety of common areas
• Identify and address safety hazards
• Assist in property emergencies such as snow or ice removal, or other inclement weather emergencies, fires, floods.
• Perform other duties as assigned to support property operations and business needs.

Qualifications: 

• High school diploma or equivalent required; additional technical certifications or training preferred.
• Minimum of 2 years of apartment maintenance or related maintenance experience.
• Strong technical skills with the ability to troubleshoot and repair common maintenance issues.
• Strong customer service skills with a commitment to providing professional and responsive service to residents.
• Ability to work independently and collaboratively as part of a maintenance and property management team.
• Ability to prioritize and manage multiple work orders and maintenance responsibilities in a fast-paced property environment.
• Ability to travel between assigned apartment communities based on daily maintenance and operational needs.
• Must possess a valid driver’s license, maintain current auto insurance, and have reliable transportation for travel between assigned communities.
• Must possess and maintain a basic set of personal maintenance tools necessary to perform day-to-day duties, including screwdrivers, drill, socket set, wrenches, hammer, and other standard apartment maintenance tools.
• Basic computer skills and experience with Yardi or similar property management software, Outlook, key control systems, and standard office equipment preferred.
• Availability to work evenings and weekends and participate in an on-call rotation as needed.
• Must maintain company standards for professional dress and appearance in accordance with the maintenance uniform policy.

Physical Requirements

• Lift, carry, push, or pull tools, equipment, supplies, and materials weighing up to 50 pounds.
• Frequently stand, walk, bend, stoop, kneel, crouch, reach, and perform repetitive physical tasks for extended periods.
• Climb stairs and safely use ladders to access mechanical, utility, elevated, and other work areas as required.
• Work safely in a variety of indoor and outdoor environments, including apartment units, offices, mechanical rooms, attics, crawl spaces, property grounds, and active construction or renovation areas.
• Safely operate hand tools, power tools, testing meters, and maintenance equipment used for inspections, troubleshooting, and repairs.
• Work in varying weather conditions and tolerate exposure to dust, noise, chemicals, fumes, and HVAC/mechanical environments.
• Communicate effectively in person, by phone, and during meetings and training, and use computers, tablets, mobile devices, and standard office equipment.
