Senior Project Manager, Commercial & Industrial Construction

This role manages projects from pre-construction through commissioning and closeout and implements real estate and construction strategies that support the organization's business objectives.Working closely and reporting to the Vice President, Economic Zones & Real Estate Americas and internal business partners, the Senior Construction Project Manager develops and executes project-based initiatives supporting new site acquisitions, property dispositions, subleases, early lease terminations, tenant improvements, and capital improvement projects. The position serves as the primary liaison among internal stakeholders, brokers, landlords, consultants, contractors, and regulatory agencies, ensuring projects are completed safely, on schedule, within budget, and in compliance with company standards.KEY ACCOUNTABILITIESLead commercial and industrial warehouse construction projects from initiation through design, permitting, procurement, construction, commissioning, and closeoutManage a portfolio of commercial and industrial properties by coordinating capital improvement projects, facility upgrades, and required capital maintenance activitiesImplement real estate and construction strategies aligned with organizational objectives and internal client prioritiesAssist with project initiation, scope development, project prioritization, and milestone management while ensuring alignment with business commitmentsDevelop and manage project budgets, schedules, forecasts, procurement plans, and resource allocationCoordinate with brokers, architects, engineers, consultants, contractors, legal counsel, landlords, and internal stakeholders to successfully execute construction and real estate initiativesPrepare project charters, Requests for Proposals (RFPs), bid analyses, market comparable reports, Letters of Intent (LOIs), site assessments, and executive recommendationsAdminister construction contracts, lease agreements, RFIs, submittals, change orders, and all related project documentationMonitor project progress, budgets, schedules, quality, and risks, implementing corrective actions as needed to achieve project objectivesEnsure compliance with OSHA regulations, applicable building codes, environmental requirements, lease obligations, and company policiesManage project financial performance, including forecasting, capital expenditures, cost reporting, budget control, and change managementPrepare and present portfolio, project, financial, schedule, and risk reports to executive leadership during monthly business reviewsOversee quality assurance, inspections, commissioning, punch-list completion, and project closeoutMentor project engineers, assistant project managers, and field personnel while fostering strong internal partnerships and cross-functional collaborationQUALIFICATIONS, EXPERIENCE AND SKILLSBachelor's degree in Construction Management, Business, Real Estate, Engineering, or a related discipline; or a minimum of 10 years of progressive commercial construction project management experience10–12 years of experience managing commercial and industrial construction projects and/or commercial real estate projectsProven experience delivering commercial construction projects valued up to $10 millionExperience managing warehouse, distribution center, logistics, manufacturing, or other industrial facility projectsWorking knowledge of construction methods, project scheduling, budgeting, procurement, contract administration, and project controlsStrong leadership, communication, negotiation, analytical, and problem-solving skillsPlease note: This position does not offer sponsorship for employment visas.
