Job Title: Chief Engineer Salary Range: $75,000 - $85,000 What You Will Accomplish Provides guidance and direction to ensure overall departmental success. Responsible for planning department goals and directing team members to achieve results. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include inspecting facilities for maintenance needs, interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems. Responsible for planning department goals and directing team members to achieve results. Approves leave and time away from work within company policy. Maintainsa flexible schedule to support the team and oversees Engineering operations to ensure the property is maintained in a manner that exceeds guest expectations and meets or exceeds property standards. Handles guest problems and complaints effectively. Takes corrective action as necessary and prepares schedules to ensure optimal staffing levels. Supervise s day-to-day operations of Engineering. Develops, implements and manages the property’s maintenance program. Negotiates maintenance contracts for the property, including structure, grounds and all equipment. Ensures all local, state, and national codes and regulations are met to ensure safety, convenience, and satisfaction of guests and team members and to protect the assets and maintain property in excellent condition. Ensures team members have current knowledge of proper usage of tools, chemicals and cleaning supplies by providing training and ensuring proper labeling and handling of hazardous supplies in accordance with federal, state, local and company regulations. Monitors usage of supplies. Maintain safe environment throughout property for all team members and guests. Acts as the safety coordinator and ensures all emergency equipment and systems are inspected, tested and certified per standards. Provides team members with information about safe use of systems and structures. Resolves customer complaints and anticipates potential problems by reviewing and monitoring complaints, operational issues, business flow and team member performance to ensure high levels of customer satisfaction and quality. Notifies Management and/or Security of all unusual events, circumstances, missing items, or alleged theft. Empowers team members to provide excellent customer service. Displays leadership in guest hospitality by exemplifying excellent customer servi ce and creating a positive atmosphere for guest relations. Manage department’s controllable expenses to maximize profitability within assigned areas. Assists budgeting, forecasting, inventory control, policy and procedure implementation and enforcement. Utilizes computer programs to analyze reports. Makes recommendations, decisions and takes action based on that information to maximize profitability. Ensures quality while minimizing waste or loss of supplies to maintain profitability. Follows all safety policies and procedures. Responds to reports of potential safety issues and proactively takes immediate action to resolve when noted. OSHA laws require the use of Personal Protective Equipment (PPE) when performing work duties that have the potential of risk to your health or safety. Associates will be trained in the proper use and care of assigned PPE if applicable. The property provides the required PPE. Team member has responsibility to report defective, damaged or lost PPE or equipment that does not fit properly to their Manager . Maintains strict compliance with property's Hazardous Material (HAZMAT) program and familiarizes self with current MSDS. Reporting to work as scheduled (on time and on regular basis) is an essential function of the job. Fosters positive and collaborative relationships with team members, and ensures company policies and procedures are applied fairly, consistently, and professionally. Able to participate with total hotel management, supporting operations team, works closely with other department managers/supervisors todrive hotel to accomplish common goals . Leads by example with professionalism, energy, and enthusiasm while supporting operational goals and ensuring company policies are applied fairly and consistently. Maintainseffective communication within the department to promote business objectives , performance expectations, and team recognition. Addresses guest and employee concerns promptly, reports significant incidents to management, and coaches team members to uphold AC Hotel service standards and procedures. Other Responsibilities/Supportive Functions: Participates in the coordination of rehabilitation and capital improvement projects. Walks through property to visually assess the safe and efficient maintenance and operation of the physical structure of the property, all mechanical, electrical, HVAC systems and all property equipment. Identifies maintenance needs, ensures timely corrective action, and helps maintain the property in excellent condition.Maintains adequate inventories of tools, parts, and supplies, oversees equipment maintenance and security, and implements quality control measures to improve service, safety, cleanliness, and operational performance. Ensures team members are properly trained and equipped to meet departmental standards. Meets with property General Manager and department leaders departmentleaderstoidentifyand prioritize maintenance needs. Ensures repairs and projects are completed in a timely manner to support safe operations, energy efficiency, and guest satisfaction, while promptly communicating major equipment failures or facility issues to management. Attends all required meetings. Understandsteam memberand guest satisfaction results and communicates game plans to address need areas and expand on the strengths. Responds to emergency crisis and ensures operational support areas are covered to provide excellent customer service. Qualifications: High school diploma or general education degree (GED), or equivalent combination of education and experience. Vocational schooling, military training, certification and/or experience in building related trades required in one or more of the following areas: HVAC, electrical, plumbing, and carpentry. Bachelor’s degree in Engineering /Facility Management desired . Five or more years related progressively responsible related hotel or building maintenance/facilities management experience with one year as Chief Engineer or Engineering Supervisor in a similar setting. Requires ability to manage others in the department by mentoring and providing that results in staff that meets/exceeds guest expectations and provides a high level of guest satisfaction. Requires knowledge and ability to complete reports, financial forecasts and budgets. Must have strong working knowledge of building systems including HVAC, electrical, plumbing, refrigeration, roofs, building finishes, mechanical operations, energy management and Preventative Maintenance Programs. Ability to monitor labor as required by anticipating business activity while ensuring that positions are staffed when and as needed and labor cost objectives are met. Able to use mathematics to solve problems, prepare budgets, conduct analyses and prepare reports. Requires strong computer skills including Word, Excel and Energy Management systems. Uses logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. Requires attention to detail. Must be able to solve problems and remain calm and alert if dealing with difficult guest , during busy activity periods or in an emergency situation . Must be able to speak, read, write and understand English to understand instructions, safety rules, and communicate with guests. Must be able to read and understand blueprints, wiring schematics and technical manuals. Bilingual ability to communicate in Spanish preferred. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, team members, guests and the general public . Must be able to speak, read, write and understand English to communicate with management, team members and guests. Bilingual Spanish preferred. Able to work independently with minimal guidance and as part of a team. Strong attention to detail and the ability to handle multiple tasks. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. Due to the cyclical nature of the hospitality industry, team members may be required to work varying schedules to reflect the business needs of the property. Work schedules will include working on holidays, weekends and alternate shifts. May be required to come to property to respond to unexpected emergency situations such as plumbing leaks, elevator issues, power outages, fire alarms, etc. Must maintain a clean appearance and professional demeanor. Special Skills and Abilities/ Physical Demands While performing the duties of the job the team member regularly stands and walks for sustained periods of time. Works at a quick pace, maneuvering between various property areas. The team member frequently grasps objects. The team member regularly reaches by extending hand(s) and arm(s) in any direction. The team member occasionally stoops and crouches. The team member talks often and frequently needs to hear sounds or voices. Many aromas and smells are present in the guest rooms and other property areas. Balance is frequently required to prevent falling when walking or standing while moving tools and equipment. The team member occasionally pushes and pulls furniture or equipment. Lifting is regularly required to assess or maintain systems or equipment. Exerts up to 75 pounds of force occasionally, and/or up to 20 pounds of force frequently , and/or up to 10 pounds of force constantly to move objects. The team member is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of systems and equipment (including inspection.) The team member is required to have visual acuity to perform an activity where the seeing job is at or within arm’s reach when performing mechanical or skilled trades tasks of a non-repetitive nature such as carpentry, painting , mechanics . The team member is required to have visual acuity to safely operate tools and equipment. The team member is required to have visual acuity to identify problems and determine the accuracy, neatness, and thoroughness of the work assigned. The team member is subject to environmental conditions found working both inside and outside. The team member is occasionally subject to extreme heat, with temperatures above 100 degrees for periods of more than one hour, while working outside during periods of hot outdoor temperatures or some indoor environments. The team member is subject to loud noise produced by property operations equipment and tools. There is sufficient noise to cause the team member to shout in order to be heard above the ambient noise level. The team member is subject to hazards which includes proximity to moving mechanical parts, moving vehicles, electrical current, or exposure to chemicals. The team member is occasionally subject to atmospheric condition such as fumes, odors, or dusts . The team member may be required to wear a respirator at times.
