This position is considered an essential function to the operation of the Community therefore, consistent attendance is an essential function of this position, as it directly impacts the employees ability to perform their duties effectively and ensures proper workflow and communication within the team./ppPrimary Duties and Responsibilities:/pulliAbides by Fair Housing Laws./liliAssumes responsibility for all managerial, supervisory, coordination, and administrative duties in the absence of the Service Manager/liliPerforms a wide variety of skilled and semi-skilled duties of a mechanical and/or construction nature including, but not limited to:/liolliHVAC/liliPlumbing/liliPainting/liliDrywall/liliLaying tile/liliCarpentry work/liliWelding/liliElectrical repairs/li/olliRespond promptly to service calls./liliPerform preventative maintenance on mechanical and lawn care equipment./liliSupervises and participates on-site in the general maintenance and repairs of the properties assigned./liliOther duties as assigned./li/ulpOccasional Functions:/pulliMending Fences/liliCutting Keys/liliTrash Pickup/liliLawn Care/liliSwimming Pool Cleaning/li/ulpPosition Requirements / Qualifications:/pulliAbility to read and write English./liliPrior experience reflecting overall general mechanical aptitude and ability./liliValid Drivers License (if operating a vehicle)/liliEPA Certificate for Freon Recovery; HVAC Certificate./liliCurrent Fair Housing Certification/li/ulpPreferred Skills/Abilities:/pulliAdvanced training, such as that obtained from a mechanical/supervising trade or technical school./liliPrior experience as Service Manager for a multi-unit property./li/ulpPhysical Activities/Equipment Used:/pulliPhysical Activities up to and including walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, and standing for periods of time./liliExposure to inclement weather, noise, dust, heat, and mechanical equipment./liliExposure to potentially dangerous products and chemicals./liulliHeavy Lifting./li/ulliKey-cutting machine, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment; phone./li/ulpGeneral:/pulliHours worked will coincide with the hours of operation in the community.
