The Opportunity

Bill Lake Modular Homes is seeking a dependable, detail-oriented Siding & Window Installer to join our production team in Sprakers, New York. This is an opportunity to build your career with an established modular home manufacturer that has been producing high-quality residential homes and multiunit buildings for more than 40 years.

In this hands-on position, you'll install exterior siding, windows, trim, flashing, sealants, and weatherproofing components on modular homes during the factory construction process. Your work will directly contribute to the appearance, durability, weather resistance, and overall quality of each completed home. You'll work with materials such as vinyl siding, engineered wood, fiber cement, window systems, exterior trim, and flashing, ensuring every installation meets approved construction plans, manufacturer specifications, building codes, and company quality standards.

How You Will Make an Impact

• Window Installation & Weatherproofing
• Install residential windows in modular home units according to approved construction plans, manufacturer specifications, and company procedures
• Accurately position, level, plumb, square, and secure window units
• Install flashing, sealants, membranes, insulation, and other required weatherproofing materials
• Verify proper window operation, fit, alignment, and appearance
• Identify damaged, defective, or improperly fitting windows and report concerns to the appropriate supervisor
• Protect installed windows from damage during subsequent construction and material handling
• Complete assigned window installations within established production schedules
• Ensure finished installations meet company quality and weather-resistance requirements
• Siding Installation & Exterior Cladding
• Install vinyl siding, engineered wood siding, fiber cement, and other approved exterior siding products
• Accurately measure, cut, fit, and secure siding materials according to project specifications
• Install starter strips, corner posts, J-channels, trim, flashing, and related siding components
• Maintain consistent siding lines, reveals, spacing, and alignment
• Properly accommodate doors, windows, vents, utility penetrations, and other exterior features
• Follow manufacturer installation requirements and approved construction details
• Inspect completed siding for gaps, damage, uneven areas, loose materials, and other deficiencies
• Complete adjustments and corrections necessary to meet company craftsmanship and quality standards
• Exterior Trim & Finishing
• Install exterior trim around windows, doors, corners, and other building openings
• Install exterior vents, mounting blocks, utility penetrations, and associated components as assigned
• Apply caulking and sealants to create clean, finished, and weather-resistant installations
• Perform minor repairs and adjustments to exterior finishes when necessary
• Ensure exterior components are properly secured for transportation and final site installation
• Maintain clean, professional-looking exterior finishes throughout the construction process
• Quality Control & Craftsmanship
• Inspect completed work for accuracy, alignment, appearance, weather resistance, and overall quality
• Verify installations comply with approved plans, manufacturer requirements, and company standards
• Identify and correct workmanship issues before homes advance to the next production stage
• Protect finished surfaces, installed materials, and surrounding components from damage
• Report material shortages, defective products, damaged components, and production concerns promptly
• Participate in quality-control inspections and corrective work
• Maintain consistent attention to detail and high-quality craftsmanship
• Production & Team Coordination
• Follow home-specific plans, CAD drawings, floor plans, work orders, and installation instructions
• Complete assigned tasks within established production schedules and takt times
• Coordinate installation activities with framing, roofing, electrical, plumbing, HVAC, and other production teams
• Identify potential installation conflicts and communicate concerns before they affect production
• Work efficiently while maintaining installation accuracy and quality
• Maintain clean, organized, and properly stocked work areas
• Assist coworkers and other production departments when needed
• Support improvements in production efficiency, material utilization, safety, and overall quality
• Workplace Safety & Equipment
• Follow company safety policies, OSHA requirements, and established safe work practices
• Safely operate ladders, scaffolding, lifts, hand tools, power tools, and related installation equipment
• Properly use required personal protective equipment (PPE)
• Follow safe lifting, carrying, cutting, and material-handling procedures
• Remain aware of overhead hazards, electrical hazards, cutting equipment, and other potential risks within the factory
• Report unsafe conditions, injuries, damaged equipment, and workplace hazards immediately
• Maintain a safe and organized work environment throughout the production process

Required Qualifications & Experience

• Ability to perform hands-on construction, installation, and exterior finishing tasks
• Ability to read and interpret CAD drawings, floor plans, and installation instructions
• Ability to safely operate common hand tools and power tools
• Strong attention to detail and commitment to quality craftsmanship
• Ability to accurately measure, cut, position, align, and install building materials
• Ability to follow manufacturer specifications, company procedures, and safety requirements
• Ability to work efficiently in a fast-paced, production-based construction environment
• Strong problem-solving skills and ability to identify installation issues
• Ability to work independently while following established instructions and procedures
• Ability to collaborate effectively with supervisors and other production team members
• Clear communication skills and a positive, team-oriented attitude
• Reliable attendance, punctuality, and accountability
• Ability to manage multiple tasks and meet production deadlines
• Ability to work on-site in Sprakers, NY, with consistent in-person attendance

Physical Requirements

• Ability to stand, walk, bend, kneel, crouch, and work in various positions for extended periods
• Ability to frequently use hands and fingers to handle tools, materials, and installation components
• Ability to lift and carry materials and equipment weighing up to 50 pounds
• Ability to safely work from ladders and elevated work areas when required
• Ability to work within partially completed structures and confined spaces
• Ability to perform repetitive physical tasks safely in a manufacturing environment
• Ability to wear required personal protective equipment (PPE)

Preferred Qualifications & Experience

• 1–3+ years of experience in siding installation, window installation, residential construction, remodeling, or a related trade
• Previous experience installing vinyl siding, engineered wood siding, fiber cement, or exterior cladding systems
• Experience installing residential windows, flashing, sealants, and weatherproofing materials
• Experience with exterior trim, caulking, and finishing work
• Background in modular home manufacturing, manufactured housing, or residential home construction
• Experience reading production drawings and following standardized installation procedures
• Familiarity with residential construction quality standards and building codes
• High school diploma or equivalent
