Reporting Relationships Reports to: Supervision is received from Director of POM with functional oversight provided by HVAC Team Lead Supervision Exercised: None Job Summary To perform advanced maintenance and repairs on all HVAC equipment at the Downtown West Campus, and maintain a comfortable environment in both buildings. Monitor fire automation systems. Diagnose issues using HVAC automation system. Repair and maintain HVAC equipment. Perform skilled building maintenance duties, preventative maintenance and repairs as needed at the Downtown West Campus. Essential Duties and Responsibilities Includes the following. Related duties may be assigned. HVAC Mechanic M-1 Have basic knowledge of electricity and electronics; understand common electrical concepts, procedures and electrical safety. Knowledge and experience using basic hand tools; ability to utilize and read meters and gauges. Identify and diagnose common HVAC problems. Perform basic preventative maintenance work orders such as filter and belt replacements. Basic computer skills; capable of utilizing Microsoft Office products, Work Order Management Software and Outlook Email. Adept at mechanically inclined tasks; ability to take unfamiliar items apart, troubleshoot, repair and reassemble. Perform duties as directed by the HVAC Team Lead or Directors of POM. Follow policies, procedures, and safety measures. On-call weekends required; if not onsite, report within 60 minutes of emergency call. On-call weekends & Holidays for emergencies based on rotation list. Regular attendance expected. Demonstrate tact and courtesy to establish and maintain effective relationships in the course of work. HVAC Mechanic M-2 (Must meet all requirements of M-1) Diagnose issues through HVAC Automation such as Metasys. Assist in working with water systems and split-system server coolers. Monitor fire automation systems. Monitor Metasys and tour buildings as needed to maintain a comfortable environment. Perform preventative maintenance such as filter changes, belt replacements, cleaning air handlers and furnace burners. Monitor and maintain campus water softener systems. Commercial refrigeration license or 2+ years working with refrigeration. HVAC Mechanic M-3 (Must meet all requirements of M-1 & M-2) Perform advanced preventative maintenance on all HVAC systems as needed or directed by the HVAC team leadership. Knowledge and experience with high voltage, 24 V. Repair HVAC equipment as directed by the HVAC Team Lead and the Director of POM. HVAC Mechanic M-4 (Must meet all requirements of M-1, M-2 & M-3) Minimum of eight years maintenance experience with boiler and chiller systems. Working knowledge of operating large power generation systems such as a cogeneration power plant. Multistack certificate or service class, or minimum 5 years working with multistack units. Related Duties Perform maintenance and miscellaneous duties as assigned. Minimum Qualifications High school graduation or equivalent; between five and ten years of HVAC experience. Training in safety management. Skill in maintenance and repair of furnaces, air handlers, and related HVAC systems. Ability to operate, maintain and repair boilers, chillers, and cooling towers. Chemical monitoring of chiller and boiler water. Working knowledge of pumps, valves, motors, air handling equipment and fire pumps. Knowledge of fire alarm systems. Understanding of Metasys controls, digital and pneumatic. Basic understanding of electricity, geothermal systems and chilled beams. Ability to perform sheet metal work. Ability to lift heavy parts and equipment. Valid Illinois driver’s license required. Operation of in-house electric generation systems desirable. Licensed HVAC mechanic desirable. Work Environment While performing the duties of this job, the employee regularly works in a boiler house and office setting. Physical Demands Regularly required to use hands to handle, feel or operate objects; frequently stand, talk and hear. Heavy work requires lifting up to 60 pounds occasionally and 25 pounds constantly; ability to climb ladders, work at elevated heights, and work in restricted spaces. Ability to work with various chemical agents safely. Ability to operate power tools and equipment.
