We are an aggressive, growing commercial real estate private equity firm specializing in acquiring and actively managing value-add and core-plus assets. We don’t just buy buildings, we execute rigorous business plans to optimize performance, drive Net Operating Income (NOI), and maximize asset value.

We are looking for an energetic, operations-obsessed Senior Property Manager with a Florida Real Estate Broker’s License who can bridge the gap between high-level investment strategy and on-the-ground execution.

Position Summary

As our Senior Property Manager, you will serve as the operational engine for our Florida portfolio. You will work hand-in-hand with our Asset Management and Acquisitions teams to translate underwriting pro-formas into operational reality. We need a high-energy leader who thrives in a fast-paced environment, excels at process optimization, and possesses a sharp financial mind.

Because of our portfolio structure and active asset execution strategies, holding an active Florida Real Estate Broker’s License is strictly required . This role is designed for a seasoned operator who can not only manage physical assets and budgets, but also legally oversee real estate services, trust accounting compliance, and internal leasing frameworks.

Key Responsibilities1. Operational & Business Plan Execution

• Own the day-to-day operational performance of the portfolio, ensuring assets meet institutional standards for safety, compliance, and tenant satisfaction.
• Execute asset-level business plans—driving capital improvement projects, repositioning strategies, and major common-area upgrades on time and under budget.
• Streamline property management workflows, standardizing operating procedures across the portfolio to maximize efficiency.
• Oversee third-party property management teams, setting performance scorecards, conducting regular site audits, and holding them accountable to institutional metrics.

2. Brokerage Compliance & Transaction Oversight

• Utilize your Florida Real Estate Broker’s License to ensure all property management, leasing, and tenant negotiation activities fully comply with FREC and state statutes (Chapter 475).
• Oversee compliant handling of tenant security deposits, rent collections, and operational trust accounts.
• Collaborate with internal leadership to manage internal brokerage functions, lease execution, and space handovers.

3. Financial Management & Underwriting Alignment

• Partner with Asset Management to build, review, and manage aggressive annual operating budgets, capital expenditure plans, and re-forecasts.
• Monitor monthly and quarterly budget variances, diving deep into line-item expenses to find operational efficiencies and cost-saving opportunities.
• Oversee accounts receivable, collections, and the accuracy of CAM reconciliations.

4. Leasing Support & Tenant Experience

• Partner closely with leasing brokers and asset managers to support lease-up velocity, lease negotiations, and tenant retention strategies.
• Act as the escalation point for complex tenant relations, ensuring a high-touch environment that supports high renewal rates.

Qualifications & Skills

• Experience: 6+ years of progressive commercial real estate property management experience, with a heavy emphasis on operations, capital projects, and institutional asset quality.
• Licensing Requirement: An active Florida Real Estate Broker’s License is mandatory for this position.
• The "Owner's Mindset": Ability to look past routine daily management and connect every operational decision back to its impact on asset valuation, cash flow, and exit cap rates.
• Financial Acumen: Advanced proficiency in reading and building operating budgets, analyzing P&L statements, and conducting variance analyses. Mastery of industry software (e.g., Yardi, MRI, RealPage, or ARGUS) is a distinct advantage.
• Energy & Drive: High-energy, resilient, and proactive. Comfortable managing multiple high-priority assets simultaneously in a fast-moving private equity environment.
• Education: Bachelor’s degree in Real Estate, Finance, or Business Administration.
