Project Manager – Residential Land Development & Sitework
Location: Hilton Head / Charleston, SC area
Salary: $120,000–$150,000 annually, based on experience, plus bonuses
We are seeking an experienced Project Manager to oversee horizontal development and site preparation for residential communities. This role will manage field operations, subcontractors, schedules, and budgets to deliver projects safely, efficiently, and to project specifications.
Responsibilities
•    Manage residential site development, including clearing, grading, earthwork, storm drainage, utilities, and roadway construction.
•    Coordinate subcontractors, crews, equipment, and materials.
•    Develop and maintain project schedules and budgets.
•    Review civil plans, specifications, estimates, and scopes of work.
•    Monitor progress, quality, and costs, and resolve field issues.
•    Coordinate with developers, engineers, inspectors, and local agencies.
•    Manage change orders, project documentation, inspections, and closeout.
•    Ensure compliance with safety requirements, permits, and environmental controls.
Qualifications
•    Proven experience managing residential horizontal development, heavy civil construction, or sitework projects.
•    Strong knowledge of grading, drainage, underground utilities, and road construction.
•    Ability to read and interpret civil engineering plans.
•    Experience managing subcontractors, schedules, and budgets.
•    Strong leadership, communication, and problem-solving skills.
•    Ability to travel between project sites in the Hilton Head and Charleston areas.
•    Familiarity with South Carolina permitting and inspection processes preferred.
Compensation
Base salary of $120,000–$150,000, depending on experience, plus bonuses.
