Screening Specialist

About the Role:

The Screening Specialist plays a critical role at our Company by ensuring that prospective tenants meet the necessary criteria for leasing and rental agreements. This position involves conducting thorough background checks, verifying financial and personal information, and assessing risk to protect the interests of Century's clients. The Screening Specialist acts as a gatekeeper, helping to maintain high occupancy rates with reliable tenants while minimizing potential liabilities. This role requires meticulous attention to detail, strong analytical skills, and the ability to communicate findings clearly to stakeholders. Ultimately, the Screening Specialist contributes to the overall success and reputation of our business by facilitating informed and compliant tenant selection decisions.

Minimum Qualifications:

• Familiarity with credit reporting agencies and background screening tools.
• Strong understanding of Fair Housing laws and the Fair Credit Reporting Act (FCRA).
• Excellent organizational skills and attention to detail.

Preferred Qualifications:

• Experience in tenant screening, background checks, or a related field within real estate or property management.
• Experience working with property management software and applicant tracking systems.
• Strong interpersonal and communication skills to effectively interact with applicants and internal teams.
• Ability to analyze complex data and make sound decisions based on findings

Responsibilities:

• Conduct comprehensive background screenings, including credit checks, criminal history, employment verification, and rental history for prospective tenants.
• Analyze screening results to assess applicant eligibility and risk factors in accordance with company policies and legal regulations.
• Maintain accurate and confidential records of all screening activities and communicate findings to applicants
• Ensure compliance with Fair Housing laws, the Fair Credit Reporting Act (FCRA), and other relevant regulations throughout the screening process.
• Collaborate with the leasing team, community managers, and tenants to provide timely recommendations and support decision-making for tenant approvals or denials.
• Respond to applicant inquiries regarding screening procedures and results in a professional and respectful manner.
• Continuously update knowledge of industry best practices, legal requirements, and screening technologies to improve process efficiency.
• Acts as a backup to the Support Services team for day-to-day tasks and customer service issues
