Leasing Manager

Leasing Manager Responsibilities Lead, motivate, train, and develop the leasing team to achieve occupancy and leasing goals. Generate new leases and consistently meet or exceed monthly leasing targets. Manage 100% of incoming leads using property management and lead tracking software. Conduct proactive lead follow-up through phone, email, text, and other communication channels. Maintain strong lead-to-tour and tour-to-lease conversion ratios. Follow up with all prospects within 24 hours of community tours and continue engagement to maximize lease conversions. Achieve and maintain targeted closing percentages through effective sales techniques. Execute daily outreach marketing and business development initiatives. Build relationships with local employers, businesses, and community organizations to create referral and partnership opportunities. Monitor, evaluate, and optimize internet advertising sources and online lead generation performance. Analyze market trends, review market surveys, and remain knowledgeable about competitor pricing, amenities, and promotions. Conduct regular competitive market research and property shops. Effectively communicate the property's unique value proposition to prospective residents. Deliver an exceptional leasing experience and customer service throughout the resident journey. Ensure the accuracy and completeness of all lease documentation and paperwork. Identify and report property concerns and operational issues to management. Assist with work order follow-up and resident service requests when applicable. Participate in resident events and community engagement initiatives. Build positive relationships with residents, vendors, team members, and ownership representatives. Address resident concerns professionally, courteously, and efficiently. Maintain compliance with company policies, Fair Housing regulations, and leasing best practices. Perform additional administrative duties as assigned. Qualifications Previous leasing, sales, or multifamily housing experience preferred. Proven ability to achieve sales goals and drive leasing performance. Strong leadership and team development skills. Experience generating leads, managing sales funnels, and closing leases. Social media and digital marketing knowledge. Passion for prospect outreach, including phone, email, text, and in-person engagement. Outstanding verbal and written communication skills. Strong customer service and relationship‑building abilities. Excellent organizational and time‑management skills. Proficiency with leasing software, CRM systems, and Microsoft Office applications. Professional appearance and positive attitude. Ability to thrive in a fast‑paced, goal‑oriented environment. Strong problem‑solving and conflict‑resolution skills.
