At Warehaus, our civil team works across a wide range of land development projects, and we’re looking for a designer ready to step in and contribute right away. If you enjoy turning real sites into buildable solutions—and want to stay involved from early layout through permitting—this is a role where you’ll stay engaged.

This position focuses on preparing site design and land development plans using Civil 3D, working closely with project managers and engineers. You’ll be involved in grading, stormwater, utilities, and permitting, with the opportunity to take ownership of portions of the design as you grow.

• Develop site design plans including grading, utilities, stormwater, and overall layout
• Prepare subdivision and land development plans, including E&S, PCSM, NPDES, and HOP documentation
• Interpret surveys, zoning ordinances, and engineering drawings to inform design decisions
• Design site elements such as access and circulation, parking layouts, and utility systems
• Coordinate with project managers, engineers, and outside partners to keep projects moving
• Maintain organized, accurate plan sets and design files throughout each phase
• Support project closeout with record drawings and final documentation
• Manage portions of design work within project schedules and budgets

• 3+ years of experience preparing land development plans
• Proficiency in AutoCAD Civil 3D (grading, surfaces, alignments, plan production)
• Working knowledge of stormwater management, E&S requirements, and permitting processes
• Ability to interpret surveys, plans, and municipal regulations
• Experience coordinating with municipalities or regulatory agencies
• Strong attention to detail and communication skills
• Ability to work within a collaborative, multidisciplinary team

Experience level will determine placement as Civil Designer or Senior Civil Designer.

Warehaus is a 40-person architecture and engineering firm based in York, PA. We work closely across disciplines, so you’ll see how your work connects to the full project, not just your piece of it. Our projects span commercial, residential, industrial, institutional, and municipal work throughout Central Pennsylvania and beyond.
