Project Manager

Location Costa Mesa - 3200 Park Center Drive, Suite 1000 Job Description As a member of the Brookfield Properties Development housing team, the Project Manager will manage the housing development for assigned assets. This includes responsibility for assisting with due diligence of any potential land acquisition, coordination of detailed building design and engineering, internal approvals, all required regulatory approvals and permits, and project turnover to respective Homeowners Association boards. Key Responsibilities Assist in evaluating potential land acquisitions, including feasibility studies and financial modeling. Support strategic planning and acquisition for new projects. Coordinate site planning, zoning, and entitlement processes. Own, develop, and maintain relationships with design consultants, negotiating contracts for services including scopes of work, design standards, cost, schedule, and quality. Oversee preparation and review of plans for design standards and cost efficiency. Lead and provide direction to multi-discipline consultant teams through issuance of construction permits. Manage decision‑making processes with the consulting team. Implement Conditions of Approval and other permitting requirements. Coordinate preparation of landscape, architectural, and other design documents to ensure design intent and vision are complete, efficient, and comprehensive. Act as point person for plan‑check review processes of regulatory agencies to maintain project schedules. Update and report project changes to leadership. Ensure complete plan sets, development permits, and building permits are available to facilitate business plan starts. Maintain current plan tracking. Prepare project applications for utility connections. Meet regularly with land, housing teams, and public officials to discuss development issues. Facilitate field issues with site teams, resolve RFIs and delta revisions to improvement plans. Manage data in NSE and issue sequence sheets. Prepare and manage project budgets, cash‑flow forecasts, and variance reports. Approve invoices and monitor expenditures to stay within guidance. Provide input on business plans and financial performance metrics. Coordinate HOA formation and represent Brookfield on the HOA board throughout the community life. Coordinate turnover of completed projects to HOAs. Ensure all community close‑out items are coordinated and approvals obtained, e.g., municipal letters of credit, construction completion certificates, condominium turnovers, grading approvals, as‑built drawings, and site completion reports. Review homeowner experience surveys with the neighborhood team and identify improvement trends. Develop and maintain positive relationships with regulatory authorities, consultants, and builders. #J-18808-Ljbffr
