Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes delinquency and collection of rent, managing all phases of operations such as personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager, and supervising staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Financial Management Responsible for posting all payments and income from applicants and residents accurately and in a timely manner. Process and reconcile daily account receivables. Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions. Help the property meet budgeted revenues, expenses, and Net Operating Income. Post all charges to resident accounts, including bill back of utilities where applicable. Perform end‑of‑the‑month closing procedures and reporting. Maintain accurate records and audit resident files for accuracy. Walk units, post move‑out charges, statements, and security deposit refunds. Personnel Management Regular/daily onsite attendance is required. Screen, hire, train, coach, and develop onsite staff using company directives. Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Promote harmony and quality job performance of staff through support and effective leadership. Ensure staff compliance and consistency with company policies and procedures. Employ effective leasing techniques to obtain closures, follow‑up procedures, and accurate reporting. Implement marketing strategies and systems outlined in the annual marketing plan. Address resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs. Show, lease, and help move in prospective residents. Administrative Management Manage excellent customer service and monitor maintenance service request turnaround. Maintain property appearance and ensure repairs are completed promptly (requires regular inspections). Assist with supervision of all business functions related to operations. Plan and utilize property resources, equipment, and supplies economically, including obtaining vendor bids and pricing. Education & Experience High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience. Ability to understand and perform onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Employee may need to stay stationary, stand or sit for prolonged periods, perform repetitive motions with wrists, hands, and fingers, and maintain accuracy, neatness, and thoroughness. Employee may need to move around, ascend/descend ladders, stairs, scaffolding, and other equipment, handle objects up to 25 lbs, operate machinery, motor vehicles, or golf carts, work in small or enclosed spaces, and accommodate varying temperatures and adverse weather. Employee may work overtime, weekends, night hours (emergencies), and in hazardous chemical environments when required. Compensation and Benefits Salary Range: $23 per hour to $25 per hour Our compensation decisions consider skills, background, training, certifications, and more.
