Superintendents maintain a full-time on-site presence at the Project Site to guarantee our commitment to building the right way and by the most cost-effective, schedule-conscious means possible. They are responsible for implementing and enforcing Butler-Cohen’s safety culture on the project site, as well as continuous field supervision, coordination, completion of the Work, and site management. Other tasks include but are not limited to organization and coordination of Subcontractors, keeping cost records on Work performed and materials supplied, controlling costs in materials and wages, and exercising control over the rate of construction progress to ensure completion of the Project within the Project Schedule; inspecting or observing the Work to enforce conformity to the Contract Documents; and supervising trades, subcontractors, clerical staff, and other personnel employed in the construction of the Project.

ESSENTIAL DUTIES/RESPONSIBILITIES

• Jobsite Administration
  1. Site Logistics
     • Creation and maintenance of the project’s site logistics plan.
  2. Housekeeping
     • Ensure cleanliness of the project site. Work with trade partners to ensure that they are cleaning up after themselves to ensure the job site remains in a constant state of cleanliness.
  3. Workflow
     • Ensure that the project has a smooth flow of work to facilitate the project schedule. Sites should be established to ensure efficient production for all trade partners.
     • Identification and execution of supplementary “parking lot” work that has the ability to be worked, without impacting other work activities, but that may not be critical.
  4. Jobsite Trailer
     • The jobsite trailer is an extension of Butler-Cohen’s home office. The trailer and facilities should remain clean and are always presentable.
  5. Daily Huddle
     • Execution of daily huddles with all trade partners. Daily huddles should center around the confirmation that the established work plan is being followed, identification and resolution of project constraints, and identification of hazards associated with the work to ensure JHA’s are meaningful.
  6. Subcontractor Preconstruction meetings
     • Leading subcontractor preconstruction meetings, with assistance of Project Manager and other team members. Documentation of sub preconstruction meetings should be discussed and responsibility for these should be defined on a project-by-project basis.
• Project Scheduling
  1. Superintendent is ultimately responsible for ensuring that the project schedule is maintained or exceeded.
  2. Look Aheads
     • Creation, updating, and dissemination of look aheads.
  3. Pull Planning
     • Orchestrate pull planning meetings. 
     • Monitoring the production of the actual work onsite as it relates to the pull plan. Communicate with other team members when production doesn’t seem to be matching the plan (for both over/under production concerns)
  4. Master Schedule
     • Participating in the creation of the master schedule and updates. 
     • Record keeping of actual start/finish dates of activities identified in the master schedule.
  5. Material Procurement
     • Assistance with communication of “needed onsite” dates for long lead items.
     • Work hand in hand with Project Manager and Project Engineer for the identification of long lead items and how these affect the schedule. 
  6. Project Constraints
     • Identification of items that have the potential too, or are, impacting our ability to put work in place. Communication of these constraints to other project team members, and resolution of these constraints when assigned to superintendent.

1. Documentation of Delays
   • Clearly and detailed identification of delays clearly in the Daily Logs to serve as support for claims to the owner 

• QA/QC
  1. Submittals
     • Verification of material deliveries conformance to approved submittals/specifications.
     • Read/coordinate various shop drawings.
     • Review manufacturer requirements as they pertain to necessary storage, inspections, testing, and installation requirements.
  2. Preparatory Meetings
     • Review specifications to document and track required testing and/or inspections.
  3. Field Inspections
     • Scheduling testing/inspections, including third party

• Document Control
  1. Creation of daily logs. Project should be thoroughly and accurately documented with manpower counts, notes, observations, issues, testing/inspections, site visitors, delays, weather, impacts, etc.
  2. Most current and accurate drawings are being utilized in the jobsite trailer for the purpose of building.
  3. Maintain and/or discard documents that are not the most current drawing set. In instances where AHJ requires the stamped permit plans for their inspections, Superintendent should maintain that set of drawings with inspection records, while ensuring those are not the drawings that trades and others are utilizing to build off.
  4. Assist the project team with the posting of RFI’s, submittals, etc. as necessary. The Superintendent’s participating in this process will vary depending on the project team size, and these responsibilities should be identified and discussed amongst project team members at the onset of the project.
  5. Keep track of as-built changes in project records to corroborate that all changes are being tracked in the subcontractors as-built drawings
• Management of Project Personnel
  1. There may be times when the lead superintendent is running a job with assistant superintendents, and/or other superintendents that are designated to assist. In those instances, the lead superintendent is responsible for training and developing that staff and holding staff accountable to ensure that superintendent’s responsibilities are adhered to.
• Business Development
  1. As a superintendent you interact, often times in person, with many people on a daily basis. This includes clients, designers, testing labs, trade partners, etc. It is important to establish relationships with these people, as those relationships can be a differentiator in your and Butler-Cohen’s ability to land the next project.
  2. Be inquisitive when interacting with people, and as you learn about potential new work, feed those leads to the Business Development department so that the BD department can track and work towards landing the next projects.

Education/Experience Required:

• 6-10+ years of construction management experience, OR a combination of a BA/BS in a construction-related field plus construction management experience totaling 10+ years
• Must have run at least one job of $5-10 million value or greater 
• Preferred experience in ground-up new construction or heavy renovation projects, whether in a fully operational facility or not.
• Experience in QA/QC Methods, inspection, and enforcement.

Skills/Abilities Required:

• Must have the ability to work flexible hours, including weekends.
• Willingness to travel in the market and/or relocate based on project location.
• Able to work in all elements of the outdoor environment, including heat, cold, rain, snow, and wind.
• Able to access the entire job site, including stairs, scaffolding, ladders, elevation changes, etc.
• Can work in physical positions, including kneeling, sitting, standing, squatting, bending over, and more as the job requires.
• Must be able to move, carry, or position items weighing up to 50 pounds
• Must be able to inspect field construction work for compliance with plans and specifications.
• Communicate clearly with the full spectrum of project stakeholders to achieve positive results.
• Demonstrated leadership skills and strategies for organizing all scopes, people, materials, tools, and equipment to manage the project successfully.
• The ability to establish and maintain a positive and professional working relationship with individuals at all company levels, including client representatives and subcontractors.
• Must be able to work and perform duties with minimal supervision and have extensive problem-solving skills.
• Must have basic computer skills, including Microsoft Office Suite and Project Management software (Procore preferred).
• Strong working knowledge of all project documents, including specifications, plans, submittals, subcontracts, shop drawings, and any other project-specific documents.
• Proficiency in electrical, mechanical, plumbing, and structural systems
• Knowledge of local quality, safety, and health guidelines for construction job sites.
• In-depth understanding of construction operations and processes.
• Working knowledge of OSHA requirements and OSHA site visits.

Physical Demands and Working Conditions: 

This role is performed in a hybrid indoor/outdoor setting on an active commercial construction site and requires a high level of physical mobility and situational awareness.

Physical Demands:

• Must be able to walk the site multiple times per day, including uneven surfaces such as sand, gravel, or compacted dirt.
• Must be able to climb stairs and ladders to access all areas of the jobsite, including roofs, mezzanines, and spaces above ceilings.
• Frequent bending, kneeling, stooping, squatting, and standing for extended periods are required to check framing layouts, concrete forms, and detailed fieldwork.
• Must be capable of lifting, carrying, pushing, or pulling objects weighing up to 50 pounds unassisted.
• Must be able to work on their feet for most of the workday without the need for extended rest periods.
• Must be able to visually inspect small details and work elements at close range and at a distance.
• Must be able to hear and understand verbal instructions and communicate clearly across noisy jobsite environments.
• Must be physically capable of coordinating in the field with subcontractors, vendors, and inspectors throughout the day.

Working Conditions:

• Work will occur in all weather conditions, including extreme heat, cold, rain, and wind.
• Must be comfortable working independently without direct supervision during afternoons, early mornings, or weekends as project needs require.
• May be exposed to high noise levels, dust, and other airborne particles; appropriate PPE must be worn.
• Must be able to safely navigate active construction areas, including heavy equipment, scaffolding, and temporary structures.
