Job Description

The Operating Engineer 3 (Building Engineer) plays a key role in the safe, efficient, and reliable operation of facility systems. This role focuses on operating, maintaining, troubleshooting, and repairing mechanical, electrical, plumbing, HVAC, and life safety systems to ensure the building consistently meets applicable standards. The engineer demonstrates technical expertise in at least one core craft area—such as Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations—while being multi-skilled across other disciplines to complete daily and weekly work assignments.

Responsibilities

• Operate, maintain, troubleshoot, and repair facility equipment and building systems, including mechanical, plumbing, structural, furniture, fire, life safety, and control systems, to ensure they meet applicable standards.
• Perform routine and preventative maintenance on HVAC systems and associated equipment, including cleaning, inspecting, calibrating, and replacing parts to maintain optimum performance levels.
• Monitor and record equipment readings, analyze performance, and make necessary adjustments to ensure proper and efficient operation of all systems.
• Maintain responsibility for facility services, including preventative maintenance scheduling, purchasing and inventory control, contracted maintenance oversight, general maintenance, and technical proficiency.
• Comply with departmental policies regarding the safe storage, usage, and disposal of hazardous materials, and consistently maintain a clean and safe workplace.
• Conduct periodic checks of tools and instrument inventory to ensure availability, proper condition, and readiness for use.
• Monitor the quality, timeliness, and pricing of maintenance work performed by outside contractors, and provide feedback or corrective action as needed.
• Analyze the operation of various commercial or industrial mechanical, electrical, plumbing, and HVAC systems, identify causes of problems or malfunctions, and implement effective corrective actions.
• Use computer-based record-keeping and work order systems to document maintenance activities, track tasks, and support efficient facility operations.
• Work in positions that require bending, sitting, kneeling, squatting, standing, reaching, and laying for extended periods to access equipment components.
• Perform duties in both indoor and outdoor environments, including exposure to heat, sunlight, rain, cold, and other weather conditions as required by the job.
• Maintain a clean, organized, and safe work environment in all areas, including mechanical rooms, workspaces, and controlled environments such as cleanrooms, labs, or specialized spaces.

Essential Skills

• 2–4 years of experience maintaining and repairing commercial building systems.
• High school diploma or GED equivalent.
• EPA 608 Universal Certification.
• Hands-on experience with HVAC, plumbing, and electrical systems in commercial or industrial settings.
• Ability to analyze the operation of mechanical, electrical, plumbing, and HVAC systems, diagnose problems or malfunctions, and take effective corrective action.
• Computer literacy for record-keeping and work order systems.
• Working knowledge of common computer applications, including Word, Outlook, and Excel.
• Ability to work independently, manage time effectively, and remain focused in a customer service–oriented environment.
• Capability to perform physical tasks such as lifting, climbing, bending, and standing for extended periods.
• Ability to work in both indoor and outdoor environments and in controlled environments such as cleanrooms, labs, or specialized spaces.
• Commitment to maintaining a clean and safe work environment and following safe practices for handling hazardous materials.

Additional Skills & Qualifications

• Technical expertise in at least one craft area such as Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations, with multi-skill capability across other disciplines.
• Previous experience in commercial property or corporate office environments is highly preferred.
• Strong attention to detail in monitoring system performance, recording readings, and maintaining accurate maintenance documentation.
• Ability to evaluate and oversee maintenance work performed by outside contractors, including quality and pricing.
• Effective communication skills to interact with colleagues, contractors, and building occupants in a professional, customer-focused manner.

Work Environment

The position is primarily day shift, working from 7:00 a.m. to 4:00 p.m. EST, with some on-call responsibilities as needed to support facility operations. Work takes place in both indoor and outdoor environments, including standard office areas, mechanical rooms, and controlled spaces such as cleanrooms, labs, or specialized facilities. The role involves regular exposure to various building systems and potentially hazardous materials, with a strong emphasis on safety and cleanliness. Physical demands include lifting, climbing, bending, kneeling, squatting, standing, reaching, and laying for extended periods to access equipment components. Parking is available onsite, and the workplace is structured to support safe, efficient, and professional operations across all facility areas.

Job Type & Location

This is a Contract to Hire position based out of Charlotte, NC.

Pay and Benefits

The pay range for this position is $30.00 - $38.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
