Facilities Building Systems Technician

Under supervision of Senior/Lead technician or Supervisor the Facilities Building HVAC Systems Technician performs intermediate level tasks that ensure a safe and comfortable environment for patients, visitors and staff, as well as ensuring safe and uninterrupted operations of mechanical and utility systems and equipment. Key Responsibilities Respond to and analyze airflow issues, measure/adjust airflow, and clean condensers and coils. Inspect fan motors and belts, blades, replace filters, pneumatic compressor, and associated tubing for damage/wear and tear. Diagnose, repair, or replace HVAC fixtures including commercial AHs, chillers (250 tons and above), commercial boilers and exchangers, ductwork, gauges, thermostats, circulating pumps, fan motors and belts, actuators, piping, switches, and water lines. Diagnose, repair, or replace HVAC refrigeration residential and commercial type units. Inspect HVAC controls and building automation such as thermostats and other temperature controls, test electrical circuits and components for continuity. Diagnose, repair, or replace pneumatic and electronic controls. Perform preventative maintenance: calibration, cleaning, inspection, and repairs of controls, dampers, and belts on HVAC and other major building mechanical systems and equipment. Minimum Education Required High school diploma or GED required. Per Classified Civil Svc Specs. Required Qualifications Minimum of 2 years' experience in building systems operations, commercial/industrial building maintenance, and/or HVAC and building automation systems or equivalent combination of education and experience. Obtain the following during the probationary period: EPA Section 608 Technician Certification- Universal and valid OSHA 10-hour General Industry Safety and Health card. Successful completion of the probationary period includes demonstrated competency in each of the identified technical specialties as required for this position’s level of responsibility. Successful background check and motor vehicle review; may require employee health evaluation and vaccinations. Shift, hours, days, and/or location are subject to change based on operational need in accordance with the collective bargaining agreement, may work overtime and subject to 24 hour emergency call.

CLASSIFICATION TITLE: FACILITIES BUILDING SYSTEMS TECHNICAN (pay grade SKE) Function Statement Under the supervision of a senior technician or supervisor, performs intermediate level tasks that ensure a safe and comfortable environment, uninterrupted operations of mechanical and utilities systems and equipment, and indoor air quality. Duties include but are not limited to providing building support services and inspecting, troubleshooting, calibrating and repairing/replacing building systems and equipment. The facilities building systems technician responds to emergency situations, such as electrical, mechanical and medical gas disruptions, evaluates and corrects them. Initiates appropriate protocols when problems cannot be resolved. Major Work Characteristics Ability to read, understand and update blueprints, schematics and as-built drawings; read, understand and apply safety standards and practices; read, interpret and understand technical manuals and system specifications; follow applicable trade specific codes, standards and regulations; learn technical skills and apply new knowledge to solve problems; select and use hand, power and machine tools; work alone or with others; establish and maintain interpersonal relationships; maintain a clean and safe work environment; document and record information; instruct others to perform tasks; provide guidance and expert advice about technical systems or processes; locate, disable and enable electrical disconnects and plumbing shut-offs; operate and test emergency generators; problem solving, decision making, conflict management, computer skills, customer service, time management, organization, brazing and soldering, planning, prioritizing work, resource management, troubleshooting; knowledge of chilled water and hot water systems integration, air flow and water balancing principles, fire alarm system monitoring, building automation systems and controls, AC/DC theory, hydronics theory, integration of building mechanical systems and controls, boilers, etc. Minimum Class Requirements High school diploma with a minimum of two years’ experience in building systems operations, commercial/industrial building maintenance, and/or HVAC and building automation systems or equivalent combination of education and experience. Unusual Working Conditions Must be able to push and pull 70 lbs. and distinguish colors; climb and stand on ladders for extended periods of time.
