Director of Portfolio Performance

Position Summary Responsible for overseeing a client portfolio of properties and reporting to the Managing Directors of Operations. The role mentors and trains Regional Directors, serves as the main point of contact with the client, and orchestrates business intelligence, budgeting, financial analysis, revenue management, and procedure training. Recruiting for open positions and supporting broader company initiatives are also within scope. Organizational Responsibilities Journey Visionary : Work with teams to prioritize solutions and provide frameworks that will drive journey metrics. Organizational Ambassador : Engage with customers, associates, and stakeholders to understand and prioritize based on needs and operational realities. Project Management : Create and maintain clear and sequenced plans to successfully launch pilots, considering various rollout milestones. Change Management : Lead cross‑functional teams through change programs and projects, leveraging frameworks and influence modeling to drive awareness and outcomes. Community Service : Participate in industry associations and community activities that enhance the company and support local business goals. Essential Duties and Responsibilities Teamwork : Support Managing Directors with site visits, reporting, and daily operational success. Reporting and Analysis : Collaborate and monitor monthly owners reporting packages, generate reports and key performance metrics, and provide business intelligence data to aid performance analysis. Financial Management : Collaborate with accounting to ensure budget adherence and financial success, and take proactive measures to optimize revenue and control expenses. Team Leadership : Ensure Community Directors and their teams are equipped and empowered to deliver data‑driven information, and conduct training and development programs. Operational Excellence : Research, develop, and implement best practices, procedures, and metrics to boost productivity, efficiency, and reporting capabilities. Training and Development : Provide leadership, training, and mentorship to Community Directors and on‑site teams, fostering a culture of collaboration, innovation, and continuous learning. New Initiatives & Ancillary Programs : Assist with rollout of new initiatives and monitor current initiatives using business intelligence software. Transitions and Due Diligence : Aid with new property onboarding and transition success, ensuring policies and procedures are communicated. Annual Budget Process : Support management teams in preparing and reviewing annual property budgets, ensuring deadlines are met and overseeing budget workshops. Work Hours This position is scheduled for 40 hours in a regular work week. Typical office hours are 8:30 am–5:30 pm, Monday through Friday. Availability for additional tasks, including weekends or after hours, and on‑site travel for business purposes is required. Qualifications Education / Experience : College degree preferred. Employment history demonstrating progressive accountability and responsibility in property management and residential multi‑housing business principles, including sales, customer service, revenue/expense management, and financial business plans. Language Ability : Ability to read, write, and communicate effectively to comprehend and complete business plans, financial documents, legal documents, and to motivate and lead teams. Math Ability : Proficiency in basic arithmetic, fractions, decimals, percentages, and budgeting calculations. Reasoning Ability : Senior‑level experience in leading and managing others, interviewing, onboarding, evaluating performance, and making talent‑management decisions, with the capacity to solve problems involving multiple variables. Computer Skills : Proficient in Internet, word processing, spreadsheets, database management, and property management software. Certificates and Licenses : Industry certifications are preferred. Supervisory Responsibilities : This role supervises corporate and on‑site employees. Work Environment and Physical Demands Regular duties include standing, walking, reaching, climbing, stooping or squatting, and occasional lifting of up to 20 pounds (50 pounds with assistance). Employees must be able to work with computer screens, cell phones, and other electronic equipment for extended periods and travel to properties and client sites.
