Service Technician (Charlotte, North Carolina)

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification preferred. Company

Work Hours Weekend hours: On‑call as required. Essential Duties and Responsibilities Perform repairs to make‑ready units in a timely manner. 24‑hour on‑call support as scheduled by the Service Manager; respond to on‑call paging. Assist the Service Manager, Housekeeper, or Grounds personnel with troubleshooting, trashing out units, and inventory control. Inspect property for improvements, review with the Service Manager, and perform work order requests. Ensure grounds remain free of litter, maintain a clean maintenance shop, and keep equipment serviced. Know the location of gas and water meter emergency cut‑offs, apartment and fixture cut‑offs, and sewer clean outs. Paint interior and exterior when required. Perform work orders with “same‑day completion” in mind. Review work orders with the Service Manager daily, adhere to policies in the Employee Handbook, and be immediately available in case of snow or after‑hours emergencies. Maintain a professional appearance in uniform and good attitude at all times, ensuring personal hygiene and cleanliness. Work well with other staff, showing teamwork and flexibility for site transfers. After‑hours on‑call required on a rotating basis. Perform other duties as assigned. Transportation Must have reliable transportation. Qualifications HVAC skills – CFC certification. Plumbing, electrical, carpentry skills. Knowledge of SDS and OSHA. 608 Refrigerant Certification preferred; training available. CPO certification preferred. Working Conditions Position may require night/weekend work. Required to be on call. Duties performed inside and outside, even in extreme temperatures below 32°F and above 100°F. Education and Experience High school diploma, GED, or one to three months related experience and/or training; or an equivalent combination of education and experience. Certificates, Licenses, Registrations Current driver’s license. CFC Certificate (where needed). Other Skills and Abilities HVAC, plumbing, carpentry, electrical skills; pool certification if required. Other Qualifications Knowledge of OSHA regulations, MSDS standards.
