K4 Development Partners, a construction management company in the Queensgate area of Cincinnati, Ohio is looking for a Construction Professional to work on multi-million-dollar construction projects. This exciting opportunity will coordinate between clients, contractors, and internal project team members during the construction phase of K4 Architecture + Design designed projects. POSITION

Responsibilities include:

·Report to the Director of Construction and directly interact with clients.

·Work closely with in-house design teams, contractors, and owners with responsibilities for th construction phases of K4 Architecture + Design designed commercial, financial, retail, medical, educational, multi-family, and public work projects.

·Providing coordination between the contractor, client, and project team, and acting as the liaison for all parties. 

·Provide on-site field observation for K4 Architecture + Design designed projects assuring contract document compliance.

·Monitor construction quality and progress to completion with the ability to respond to construction issues.

·Provide in-office follow-up meetings with various project team departments to ensure quality control, Construction Document compliance and the Clients’ expectations are being achieved.

·Assist with final punch list phase of project to deliver a timely and quality project.

·Provide review of the punch-list prepared by the project team to ensure completion by all parties.

·Review all Owner Contracts prior to execution by others.

·Provide weekly job site reports.

·Assure General Contractor submits proper backing for all cost impacts after all RFP’s are issued for RFI’s and Bulletins.

·Process Shop Drawings for initial submittal from General Contractor to Architect / Engineer for review and approval. The submittal process requires timely execution and proper processing to keep the project on schedule. Requires electronic file of all submittals in process (submitted, reviewed, approved, returned).

·Conduct site meetings with Owner, GC, and Vendors bi-weekly or weekly. Record project vital info per K4’s meeting minutes format. Take photos at all meetings for record and internal progress review / action.

·Coordinate internal K4 vendors with project progress requirements.

·Thoroughly review contract documents (drawings) to interpret and assure compliance of design intent and quality in field at site meetings.

·Review General Contractor construction schedules to ensure deadlines are met, long lead times are coordinated, and project progress requirements are achieved.

·Facilitate RFI’s with General Contractor / K4 Architecture / K4 Consulting Engineers to ensure timely response and completion.

·Ensure contract documents are always up to date in the field by ensuring the General Contractors field set includes the latest Addendums, “Construction Issue”, and Bulletins.

 

QUALIFICATIONS

•Minimum 5 years of experience in commercial and/or retail building construction

•Experience in field observation with ability to convey and document observations to the team.

•Familiarity with building construction, civil, mechanical, electrical, and plumbing systems.

•Exceptional written and verbal communication skills to work effectively with clients, contractors, and associates.

•Team player who communicated daily with internal / external project personnel to facilitate project requirements.

•BS, Architecture, Engineering, Construction Management, or related field preferred.

•Travel required (40-50% weekly) (day travel and overnight).

•Ability to work according to our Construction Documents for our Culture.

•Proficient in Microsoft Word and Excel
