Sr. Construction Estimator

National CORE is seeking a Senior Construction Cost Estimator to support our multifamily affordable housing developments within a "Cradle-to-Grave" construction model. This role is responsible for developing accurate cost estimates, maintaining the Historical Cost Model, and leading pre-construction efforts from early feasibility through project buyout.

• Prepare conceptual through detailed construction cost estimates
• Develop, maintain, and refine the Historical Cost Model
• Lead pre-construction planning, budgeting, and pipeline management
• Conduct quantity take-offs and cost analyses
• Evaluate design solutions, construction methods, and cost impacts
• Coordinate with Development, Operations, Accounting, consultants, and trade partners
• Support bid packaging, contract development, and project buyout
• Prepare and manage CPM schedules for planning and budgeting
• Analyze estimated versus actual costs to improve forecasting accuracy

• Experience estimating multifamily and/or affordable housing projects (Type III/V and Type I podium)
• Strong expertise in construction cost estimating and forecasting
• Ability to develop scope and pricing from evolving design documents
• Strong organizational, analytical, and communication skills
• Ability to manage multiple projects and deadlines
• Proficiency with Smartsheet, Procore, Bluebeam, and Microsoft Office

• Minimum 5 years of construction cost estimating experience
• Minimum 5 years of multifamily or affordable housing construction experience
• Senior Estimator or leadership experience preferred
• Bachelor's degree in Construction Management, Business, or equivalent experience
