Summary DivcoWest is seeking an experienced Property Manager to support property‑management operations across its Washington, D.C. market portfolio. This role will be based out of the Virginia office with regular onsite responsibilities at assigned assets, including the Rosslyn, Virginia office. The Property Manager will work closely with the Senior Property Manager and Tenant Services Coordinator to support day‑to‑day property operations, maintain strong tenant relationships, coordinate building services and maintenance, assist with financial reporting and budgeting, and help ensure compliance with applicable legal requirements and internal policies. The ideal candidate is motivated, detail‑oriented, service‑oriented, and comfortable working in a fast‑paced, collaborative environment. The role requires five days in the office at our Virginia property‑management office or at one of the assigned assets. Responsibilities Supervise a Tenant Services Coordinator in managing daily property operations. Oversee day‑to‑day building operations, including security, janitorial, parking, maintenance, repairs, and other services. Manage the building work‑order system and vendor interface. Control building access, key management, and access‑card system procedures. Manage property amenities such as conference rooms, gyms, and other tenant‑facing spaces. Maintain an innovative tenant‑relations program that promotes favorable landlord/tenant relationships. Monitor rent collection and oversee delinquency follow‑up. Oversee lease administration, prepare lease abstracts, and review monthly rent roll accuracy. Negotiate and manage vendor contracts, including competitive bidding and oversight of service agreements. Conduct regular property inspections and solicit bids for work as necessary. Review and approve invoices to ensure proper expenditure control and alignment with the annual budget. Work with Lease Administration to review and approve operating‑expense estimates and reconciliations. Review monthly financial statements, operating reports, and budget variances associated with the property. Create annual operating budgets and work with engineering to identify capital projects. Manage construction of capital projects, tenant improvements, and other building‑related work. Manage the Emergency Response Plan. Implement and oversee ESG initiatives at the property. Support the leasing program by facilitating tours and fostering positive relationships with brokers. Collaborate with leasing and marketing departments to promote properties as needed. Qualifications 5–8 years of experience in commercial real‑estate property management. Experience with Microsoft Office, MRI, Building Engines/Prism, Nexus, or similar systems. Knowledge of general accounting, budgeting, lease administration, and building/property operations. Excellent leadership, communication, and customer‑service skills with the ability to work independently and as part of a team. Ability to work effectively under pressure, prioritize competing demands, and manage time and workload to meet property and client needs. Desire to work within a diverse, collaborative, and professional environment. Physical Demands Regular communication with others; operation of a computer and office equipment; movement throughout office and property environments; stationary periods; use of hands and arms; occasional lifting of objects up to 50 pounds; safe maneuvering in active construction zones; climbing ladders; and walking multiple flights of stairs.
