Position Description
LISC Fund Management (LFM), a wholly-owned subsidiary of LISC, seeks an experienced and analytical professional to serve as Senior Asset Manager within the Fund Investments & Asset Management team. This role is responsible for managing a portfolio of mission-driven real estate and community development debt and equity investments throughout the life of each loan, ensuring strong portfolio performance, borrower compliance, prudent risk management, and alignment with fund objectives.
Reporting to the Director, Asset Management (who sits under the VP, Fund Investments), the Senior Asset Manager serves as the primary relationship manager for an assigned portfolio of approximately 60 debt and equity investments across designated funds, including the Charlotte Housing Opportunity Investment Fund (CHOIF I and II) and Detroit-based funds. The portfolio includes performing, higher-risk, watchlist, and defaulted assets involving both emerging and experienced developers.
The Senior Asset Manager is responsible for monitoring portfolio performance by analyzing borrower financial statements, property cash flows, loan documentation, covenant compliance, and project performance. The role proactively identifies emerging risks, develops mitigation strategies, and works directly with borrowers to support successful loan performance while protecting investor capital.
The position partners closely with Underwriting, Construction Management, Loan Administration, Fund Management, Legal, and Servicing throughout the investment lifecycle. In addition to managing complex assets, the Senior Asset Manager provides technical guidance to other Asset Management team members, contributes to portfolio-wide risk assessments, and supports continuous improvement of asset management policies, reporting, and best practices.
This role is well suited for a professional with significant commercial real estate lending or asset management experience who combines strong financial analysis with relationship management skills, exercises sound independent judgment, and thrives in a collaborative, mission-driven investment environment.
Responsibilities
Portfolio Oversight and Asset Performance (45%)
- Serve as the primary relationship manager for an assigned portfolio of debt and equity investments across designated LFM-managed funds.
- Develop and maintain proactive relationships with borrowers, serving as the primary point of contact throughout the life of each investment.
- Monitor borrower performance through analysis of financial statements, operating results, property cash flows, rent rolls, budgets, and other portfolio reporting.
- Compare ongoing portfolio performance against original underwriting assumptions and investment projections, identifying material variances, emerging risks, and opportunities for proactive intervention.
- Review loan documents to ensure borrower compliance with loan covenants, reporting requirements, insurance, taxes, maturity dates, and other credit conditions.
- Verify loan balances, accrued interest, servicing activity, and other financial information to ensure portfolio accuracy.
- Review servicing reports and payment activity to identify delinquencies, payment trends, and servicing discrepancies.
- Communicate regularly with borrowers to understand project performance, discuss operational challenges, and support successful loan outcomes.
- Participate in post-closing loan transitions to ensure accurate transfer of underwriting assumptions and ongoing monitoring requirements.
- Conduct periodic site visits and annual portfolio reviews to evaluate property performance, strengthen borrower relationships, and identify risks that may not be evident through financial reporting.
Portfolio Reporting and Financial Analysis (25%)
- Prepare portfolio analyses, loan summaries, impairment analyses, and asset performance reports for management review.
- Prepare and update Excel-based portfolio risk ratings using established qualitative and quantitative assessment frameworks.
- Maintain accurate and current portfolio data across asset management systems, reporting tools, and portfolio trackers.
- Coordinate preparation of portfolio analyses and reporting materials supporting Fund Management oversight and investment decision-making.
- Monitor and report portfolio financial and impact metrics in accordance with fund reporting requirements and established reporting timelines.
- Support audits by maintaining accurate, complete, and audit-ready portfolio documentation.
- Support standardized documentation practices and continuous improvement of portfolio reporting and data integrity.
Watchlist and Special Asset Management (20%)
- Serve as the primary asset manager for assigned watchlist, non-performing, and defaulted loans.
- Identify emerging portfolio risks and develop mitigation strategies in coordination with the Director, Asset Management.
- Structure, negotiate, and administer loan modifications, amendments, extensions, forbearance agreements, and workout strategies.
- Partner with Construction Management, Legal, Loan Administration, and Servicing to resolve complex credit, construction, and portfolio issues.
- Support foreclosure, collateral enforcement, and other resolution strategies, as appropriate.
Cross-Functional Collaboration and Continuous Improvement (10%)
- Collaborate closely with Underwriting, Construction Management, Loan Administration, Fund Management, Legal, and Servicing to support effective portfolio management throughout the investment lifecycle.
- Review non-construction disbursement requests for compliance with approved budgets, loan documents, and fund requirements.
- Present portfolio updates, borrower developments, and asset performance analyses during internal portfolio, risk, and fund review meetings.
- Serve as a technical resource and mentor to Asset Managers and Asset Management Analysts, as appropriate.
- Contribute to process improvements, portfolio standards, and adoption of asset management best practices to strengthen LFM's portfolio management capabilities.
This position is expected to travel less than once per month, up to 15% annually.
Qualifications
- Bachelor's degree in Finance, Real Estate, Business Administration, Accounting, Economics, or related field from an accredited college or university.
- Minimum of 6 years of experience in loan asset management, with at least 2 years in non-consumer or commercial lending.
- Experience managing debt and equity investments within real estate funds.
- Demonstrated experience analyzing commercial real estate financial statements, property operating performance, and borrower cash flows.
- Experience managing commercial loan portfolios throughout the life of the investment, including ongoing borrower communication and portfolio monitoring.
- Experience with watchlist assets, workouts, foreclosures, or special asset management.
- Experience reviewing loan documentation and monitoring compliance with loan agreements and credit requirements.
- Experience with commercial loan restructurings, amendments, extensions, or modifications.
- Strong financial analysis skills, including experience validating loan balances, accrued interest, and servicing activity.
- Familiarity with affordable housing finance and tax credit programs, including LIHTC, NMTC, or HTC.
- Experience in community development finance, CDFIs, or other mission-driven lending organizations, preferred.
- Advanced proficiency in Microsoft Excel; experience using Smartsheet and portfolio management systems preferred.
- Excellent written and verbal communication skills, with the ability to build productive borrower relationships and present portfolio recommendations to leadership.
- Demonstrated ability to independently manage multiple complex assets while exercising sound judgment and attention to detail.

LISC offers a competitive salary ($ 105,000 - $130,000 ) and excellent fringe benefits.
