Property Manager/Investment Associate
Viver Properties | Boulder, CO | On-site, Full-Time

The Role
Will lead all aspects of operations across our growing Boulder student housing portfolio. This is a key role with a hand in nearly every part of the business — from leasing and maintenance to marketing and asset performance. You'll be the operational backbone of our properties, responsible for executing the day-to-day while helping shape strategy as we scale.

Our expertise in the Boulder rental market will be accessible to you and your professional growth — you’ll lead on setting rents, structuring lease terms and identifying ways to improve both the resident experience and asset value. This is a highly collaborative, hands-on role that demands curiosity, follow-through, and a sharp eye for what works. The secondary and exciting part of the job will be finding and underwriting investment opportunities and developing relationships w/ brokers and other owners to grow the portfolio.

Key Responsibilities

• Lead all aspects of property operations, including leasing, maintenance, resident services, and vendor relationships
• Become a true expert in the Boulder student rental market — including comps, incoming supply, demand drivers, and pricing trends
• Set rent rates, lease terms, and renewal strategies that reflect both market conditions and business goals
• Drive marketing and leasing strategy — from planning campaigns to refining internal systems
• Oversee turnover planning, preventative maintenance, and long-term capital planning
• Implement scalable systems and processes that improve efficiency and raise the standard
• Collaborate on acquisitions and due diligence by contributing local market insights and operational assumptions
• Hire, train, and manage on-site staff and third-party vendors
• Ensure compliance with Fair Housing laws, city ordinances, and lease agreements
• Own budgeting and financial performance for the managed portfolio

What You Need to Succeed

• 2+ years of residential property management experience
• Proactive doer who sees clearly, is well organized and communicates clearly internally and externally
• Strong operational and organizational skills to ensure nothing slips through the cracks
• Comfortable with property management software (AppFolio or similar) and tech tools
• Ability to handle resident escalations with poise
• Takes pride in creating spaces where people want to live
• Collaborative, approachable, and energized to execute

Education & Qualifications

• Bachelor’s degree
• Experience managing teams or working in leadership roles
• Familiarity with Colorado housing laws or real estate brokerage is a plus
