Position Summary

The Regional Manager is responsible for the operational and financial performance of an assigned portfolio of multifamily communities. This role provides leadership and direction to Community Managers, partners with property teams and corporate departments, and ensures each community is operating in accordance with company standards, approved budgets, and ownership objectives.

The Regional Manager has a direct impact on portfolio performance through financial oversight, team development, operational execution, resident and client satisfaction, and consistent follow-through across the assigned communities.

Key Responsibilities

• Oversee the day-to-day operational and financial performance of the assigned portfolio and ensure communities are meeting established goals and performance expectations
• Lead the annual budgeting process for assigned communities and monitor performance against approved budgets, financial statements, forecasts, and operating results
• Analyze financial, market, leasing, and operational data; identify performance gaps and work with Community Managers and corporate partners to develop and execute action plans
• Conduct regular property visits, inspections, and operational reviews; provide clear feedback and follow-up to ensure identified items are addressed
• Provide leadership, coaching, and support to Community Managers, including hiring, onboarding, training, performance management, and ongoing development
• Oversee staffing levels across the portfolio and partner with Human Resources and onsite leadership on recruiting, employee relations, performance, and organizational needs
• Partner with Community Managers and Marketing to evaluate market conditions, leasing performance, occupancy, pricing, and revenue opportunities and implement appropriate strategies
• Maintain strong communication with clients and ownership representatives through timely reporting, performance updates, and responsive follow-up on questions, concerns, and requests
• Ensure the physical appearance, safety, and overall condition of each community meet company and ownership standards; communicate capital and operational needs as appropriate
• Partner with Regional Service leadership and onsite service teams regarding maintenance operations, property condition, preventative maintenance, capital projects, and service-related priorities
• Oversee vendor and contractor relationships as needed, including scope, bidding, contract coordination, performance, and expense management
• Ensure compliance with company policies, operational procedures, Fair Housing requirements, and other applicable laws and regulatory standards
• Identify opportunities to improve processes, efficiency, consistency, resident experience, and overall portfolio performance
• Complete required reports, analyses, documentation, and other administrative responsibilities accurately and timely
• Participate in company and regional meetings and contribute to operational planning and execution

Supervisory Responsibilities

Provides direct leadership and oversight to Community Managers within the assigned portfolio and is responsible for the overall direction, coordination, and evaluation of community operations. Supervisory responsibilities include hiring, training, coaching, assigning and directing work, evaluating performance, addressing employee concerns, and supporting corrective action when appropriate.

Education and Experience

• Bachelor's degree in business, finance, marketing, property management, or a related field preferred, or equivalent combination of education and relevant experience
• Seasoned experience in multifamily property management and residential property operations, including responsibility for operational, financial, leasing, customer service, and physical property performance
• Prior multi-site or portfolio-level leadership experience strongly preferred
• Experience leading and developing Community Managers and onsite teams across multiple locations

Skills and Abilities

• Strong financial acumen with the ability to read and analyze budgets, financial statements, operating reports, and performance trends
• Strong understanding of multifamily operations, leasing, marketing, resident relations, and property performance
• Ability to identify operational gaps, develop practical solutions, and drive follow-through across multiple communities
• Strong leadership, coaching, communication, and conflict-resolution skills
• Ability to manage competing priorities, make sound decisions, and remain effective in a fast-paced multi-site environment
• Strong written and verbal communication skills, including the ability to communicate effectively with employees, residents, vendors, clients, and ownership representatives
• Proficiency with property management systems, Microsoft Office applications, and other business technology used to support portfolio operations
• Ability to travel regularly throughout the assigned portfolio and attend meetings, training, and other business-related events as needed

Physical Requirements

• Regularly required to sit, stand, walk, use hands, and communicate in person and by phone
• Frequent walking and standing during property visits, inspections, and community tours
• Ability to travel between communities and other business locations as required
• Ability to lift and/or move up to 25 pounds occasionally

Work Environment

• Office and on-site multifamily community environments
• Regular interaction with residents, vendors, clients, ownership representatives, and team members
• Occasional exposure to outside weather conditions during property visits and inspections
• Moderate noise level typical of office and residential community settings

CERTIFICATES, LICENSES, REGISTRATIONS:

Certified Property Manager (CPM) preferred.

Certified Apartment Portfolio Supervisor (CAPS) preferred.

Certified Apartment Manager (CAM) preferred.
