Job Summary:

This position is responsible for closing the sales and/or rentals of manufactured homes by meeting with

prospective buyers/renters, entering leads into the prospect tracking system, showing inventory

homes, submitting new applications for approval, and taking the necessary steps to facilitate

closings on deals in progress. As a Sales Consultant, you will be responsible for marketing and

keeping up the presentation of the homes while managing applications and home closings. Your

correspondence with prospects will include phone calls, e-mail and social media, and physical

delivery of flyers and promotions to residents. This will include physically walking around the

property to meet with residents in their homes and providing tours on foot. Performs other duties

as assigned.

Duties/Responsibilities:

 Sell new and used manufactured homes to new prospects and current residents

utilizing industry financing options or cash sales.

 Lease rental inventory to qualified applicants based on company requirements

 Provide excellent customer service throughout the entire sales and leasing process.

 Track all sales/rentals and marketing traffic and follow up on sales/rental opportunities

 Identify prospects, research, and analyze sales options.

 Develops leads and builds relationships with clients.

 Verify readiness of all available homes.

 Work closely with community management team to ensure best in class service is

offered

 Remain current on customer needs, industry trends, market activities, and competitor

actions to determine focus of sales efforts.

 Tour prospects through homes that best fit their need.

 Stage homes in a tasteful and cost-effective way to provide a welcoming experience

for new prospects touring homes.

 Market available inventory through various means of marketing avenues, included but

not limited to Facebook, Craigslist, e-mail, Flyers, Signs, Business Cards, Business to

Business Marketing, etc.

 Utilize company specific CRM tool to enter customer information, market inventory,

communicate with prospects, book appointments, and manage a sales & leasing

funnel.

 Coordinate with the Community Manager on the upkeep of the community as needed.

 Complete market surveys on a regular basis to research competitor home pricing,

promotions and incentives.

 Become the expert on the Sales and Leasing process through training and dedication

to learning.

 Organize lender paperwork, home closings, Lease closings and complete all correlated

documentation as needed for the sales and leasing process.

 Manage community events, advertising, and promotions to sell and lease homes within

your designated communities.

 Meet sales and leasing budgets set forth by leadership.

 Present and maintain a professional image on behalf of Company Name while selling

and leasing homes

 Perform other duties and special projects as assigned by the leadership

Required Skills/Abilities:

 Knowledge of basic sales tactics and operations.

 Strong negotiation skills required

 Able to anticipate and respond to customers.

 Must have exceptional listening skills to understand the customers’ requirements and

needs.

 Able to relate with others across functional business units to build relationships.

 Self-Motivated with excellent people skills.

 Able to quickly recover from disappointment.

 Ability to perform and multi-task general maintenance duties with minimal supervision.

 Self-motivated, independent, and able to work with minimal supervision

 Computer Skills including Microsoft Office software products

 Able to work some weekends.

Education and Experience:

 Minimum 1-3 years of sales experience; preferably in real estate and manufactured housing

 High school diploma or equivalent; bachelor’s degree preferred.

 Proficiency with Microsoft Office Suite, and online advertising and marketing platforms

such as Facebook Marketplace, Zillow, and MH Village.

Physical Requirements:

 Prolonged periods walking, standing, and talking.
