HVAC Mechanic II

General Definition of Work The HVAC Mechanic II, under general supervision, performs skill‑based work with limited decision‑making discretion related to the full range of duties as assigned, including troubleshooting and resolving malfunctions. The HVAC Mechanic II is responsible for the repair, evaluation, and operation of all HVAC equipment and systems in the assigned region, including the installation, repair, and maintenance of commercial heating, ventilation, and air conditioning equipment and systems, energy‑management systems, and HVAC‑related electrical systems. The scope covers commercial mechanical, electrical, and digital electronic HVAC. Employee performs district‑level work to carry out Board of Education policies under the direction of the maintenance operations supervisor or HVAC assistant supervisor. Salary/Status Hourly NC 12/Full‑time, 12 months Reports To Maintenance Operations Supervisor Place of Work The normal place of work is on the premises used by Charlotte‑Mecklenburg Schools. Charlotte‑Mecklenburg Schools reserves the right to require you to work at such other place(s) as it may reasonably require from time to time. Essential Functions Adhere to all state, federal, and local laws, policies, and procedures. Install, diagnose, inspect, repair, maintain, and service a wide variety of commercial heating, ventilation, and air‑conditioning equipment and systems for up to 15 schools, including: Basic repairs and maintenance on air/water‑cooled chillers of various sizes. Building Automation Systems (BAS) featuring direct digital controls (DDC). These systems require knowledge and understanding of electronics, low‑voltage wiring, digital actuators, schematics, and various digital electronic components. Steam and hot‑water boilers, condensing/cast iron boilers, pulse boilers, hot‑water distribution systems and controls. Hydronic systems and their components; valves, pumps, piping, and circuit setters. Commercial rooftop HVAC package systems from 5 to 40 tons. Split A/C (ducted and ductless) units from 1 to 5 tons. Air handling units, fan coil units, unit ventilators, heat pumps, and electric duct heaters. Motors, compressors, contactors, circuit‑board transformers, valve actuators, blower assemblies, etc. Wall‑hung heat pumps, water‑source heat pumps and systems. Cooling towers and associated pumps, piping, and equipment. Low‑pressure air compressors. Work with and in the presence of hazardous materials including asbestos and lead‑based paints. Operate, troubleshoot, and repair complex HVAC Digital Controls/BAS. Repair and maintain low‑pressure hot‑water systems, boilers, chillers, rooftop units, split systems, gas & electric wall heaters, ventilation units, and air‑conditioning units. Determine and schedule preventive maintenance schedule and perform preventive maintenance. Replace fans, belts, motors, gaskets, filters, compressors and pumps; lubricate parts. Adjust and install switches, gauges, thermostats, valves, tubing transformers, pressure regulators, controllers, and other parts as needed. Cut and thread pipe; make pipe and electrical connections. Locate and repair leaks in heat pumps, A/C units, and air driers. Make electrical repairs related to air conditioning, heating, and ventilation equipment. Contact outside mechanical contractors, internal engineering staff, school administrators, and other CMS staff on a daily basis regarding HVAC issues. Determine requirements for parts, materials, supplies, tools and equipment; establish cost of repairs and equipment replacement; check and test new equipment. Operate specialized machinery, equipment and tools utilized in the repair and maintenance of heating, ventilation and air‑conditioning. Maintain tools, equipment and supplies in a safe and orderly condition. Maintain routine records and purchase parts as necessary. Safely operate a district fleet vehicle to travel to assigned job sites, ensuring compliance with all traffic laws and company driving policies. Maintain the vehicle in clean, orderly, and serviceable condition, promptly reporting any maintenance needs, damage, or safety concerns. Perform related work as assigned or required. Knowledge, Skills, Abilities Knowledge of North Carolina State Code. Knowledge of standard practices of the HVAC trade and the theory and operation of HVAC systems. Knowledge of approved electrical methods, practices, code requirements and safety standards. Knowledge of applicable building codes, ordinances and regulations of State and local authorities pertaining to HVAC. Knowledge of occupational hazards and safety precautions of the trade, including safe practices and procedures of the trade. Knowledge of procedure and proper use of tools and equipment used in maintenance and repair of refrigeration, heating, ventilation and air conditioning equipment. Knowledge of basic record‑keeping techniques. Knowledge of proper refrigerant handling. Knowledge of materials, methods and tools used in the operation and repair of HVAC systems. Knowledge of air compressors and pneumatic controls. Knowledge of digital controls. Knowledge of welding and soldering techniques; knowledge of proper methods of storing equipment, materials and supplies. Ability to competently perform work on cutting‑edge equipment and systems as well as old, outdated, and obsolete systems. The complexity and variety of HVAC equipment and systems requires a skill set beyond that of the average HVAC mechanic in the industry. Ability to perform skilled and technical work involved in the installation, maintenance and repair of a wide variety of commercial refrigeration, heating, ventilation, evaporative cooling, and air conditioning systems. Ability to operate and maintain a variety of heating, ventilation and air conditioning tools and equipment. Ability to troubleshoot and rectify refrigeration, heating, ventilation and air conditioning problems with little or no guidance. Ability to read and work from diagrams, plans, specifications and schematics. Ability to work independently in absence of supervision. Ability to understand and follow oral and written instructions. Ability to communicate clearly and concisely, both orally and in writing. Ability to establish and maintain cooperative working relationships with those contacted in the course of work. Education And Experience High School Diploma or equivalent supplemented by specialized commercial HVAC vocational or manufacturer training. Minimum of three (3) years of residential or commercial experience in HVAC systems repair/maintenance. Experience with commercial digital and pneumatic controls emphasis preferred. Universal CFC certification. One or more of relevant specialty areas professional level NATE certification or the ability to obtain within 6 months of starting the position.
