Community Manager

Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management: Regular/daily onsite attendance is required. Use consistent techniques & company directives to screen, hire, train, coach, and develop on‑site staff. Ensure effectiveness of staff through ongoing training and compliance with training benchmarks. Complete weekly/daily office & maintenance staff schedules and assignments. Deal effectively with performance problems; document and communicate accordingly. Promote harmony and quality job performance through support and effective leadership. Ensure staff compliance with company policies and procedures. Financial Management: Achieve highest possible net operating income through cost control and revenue & leasing improvement; identify trends, recommend strategies. Develop yearly operating budgets/forecasts. Monitor timely receipt and reconciliation of deposits, rent collections, and charges. Monitor vendor invoice reconciliation and coding. Ensure property closeout completed on time and financial reports are accurate. Strategic Leasing Management: Develop yearly marketing plan, utilize marketing strategies & systems. Ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures, signing/documentation of leases, and reporting systems. Deal with resident complaints, concerns, and requests to ensure resident satisfaction. Develop and implement resident retention programs. Effectively show, lease, and move in prospective residents. Administrative & Maintenance Management: Ensure all administrative & leasing reporting is accurate, complete, and submitted on time. Head emergency team for property; ensure proper response. Manage excellent customer service and monitor service request turnaround. Maintain property appearance; ensure repairs are noted and completed on a timely basis. Plan for and utilize property resources, equipment, and supplies economically. Give direction to maintenance, construction, and rehabilitation activities to ensure quality and expediency. Education & Experience High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills required; ability to understand and perform all on‑site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular communication with others; repeat motions of wrists, hands, fingers; able to work overtime, weekends, and night hours (emergencies). Staying seated or standing for prolonged periods; moving between work sites. Occasional ladder, stairs, scaffolding, reaching tasks; lifting tools up to 25 lbs., operating machinery or power tools, motor vehicles or golf carts. Working in various temperatures, outdoor environments, confined spaces, and exposure to hazardous chemicals. License & Equipment Must have reliable transportation due to emergency on‑call requirement.
